Terms of Service

Payment is due in full upon booking. No refunds after check-in. To extend your stay, you must pay in advance. The RV daily/weekly rate is inclusive of a maximum of 2 adults and 2 children. The monthly rate is inclusive of a maximum of two (2) people. The Cabin rental rate includes two (2) people. One (1) occupant must be at least 18 years old. Additional guest(s) require prior management approval at a rate of $5/day. All guests must be registered with office. Upon making a reservation, be sure you have accurately stated the number of guests at your RV site or in your cabin. Falsely representing the number of people at cabin or Guest’s site or exceeding the number paid for is considered a serious violation and Guest may be subject to immediate removal from the park with no refund. Notice: Tennessee Law (T.C.A., Sec.62-7-107) provides that procuring accommodations under false pretense is a crime punishable by fine up to $500 and/or imprisonment up to 90 days.

Upon arrival, please check-in at the office with your ID to receive a copy of our map, site assignment, directions to your site/cabin, wi-fi code, and other important information regarding your stay. *** Site selection is not guaranteed. If you have a special request, call the office prior to your arrival date. 

Please know that our on-site bathroom facilities are for the use of our cabin guests only.

If you're arriving after hours, you can get a copy of our map at the after-hours check in kiosk.  It's located at the front office to the left of the office door.

Check-in: 2pm for RV sites, 3pm for cabins, Check-out: 11am. Early arrivals and late checkout require advance approval, when available, and will be subject to a $15/hr fee.

RV SITES: FREEZING TEMPERATURES:  If the temperature dips below freezing, you must turn off water at the campground hydrant and disconnect your water hose from the hydrant.  Failure to do so will cause damage to the campground hydrant, resulting in a minimum $250 repair charge billed to the guest. No exceptions unless approved in advance by management. 

CANCELLATION and REFUND POLICY

Cancellation policy and refunds:  We know that plans can go astray. However, we rely on advance reservations and cancellations cannot always be filled.  So, to be fair to all concerned, our policy is as follows:

RV Sites: 

For stays less than 7 days: Cancellations greater than 72 hours of arrival date get a full refund minus a $25 fee.  For cancellations under 72 hours prior to arrival date are charged either a 1 night stay or 50% of the reservation total, whichever is greater.

For stays 7-27 days: Cancellations made greater than 7 days prior to arrival date get a reservation refund minus a $25 cancellation fee. Cancellations greater than 72 hours, but less than 7 days prior to arrival date, are charged 50% of the reservation total. If cancellation is made less than 72 hours, no refund. 

For stays 28 days and longer (extended-stay):
Extended-stay bookings: Weekly – cancelled 15-30 days prior to arrival, forfeit 1 week; 1-14 days, 50% refund. Monthly - NO REFUND.  

Cabins: 

Cancellations greater than 14 days prior to arrival get a full refund minus a $25 fee.  50% refund for cancellations made at least 7 days before check-in.  No refunds for cancellations made within 7 days of check in.

Customers who don’t call and don’t show up for their RV site or Cabin will have their reservation cancelled without a refund. 

We do not offer refunds for inclement weather.

Cancellation request must be received by 2pm CST by phone or email.

***Changes: If this results in chargeback, it must follow cancellation policy. Any request for changes must be made prior to cancellation period. 

Credit Card Authorization:  Upon booking, a credit/debit card must be used to secure a cabin/RV site for the dates you request, based on availability. Your information is protected and SSL encrypted secure. By booking a reservation with Campers RV Park, you agree to our Terms and Conditions, our Cancellation Policy, our Refund Policy and Pet Rules (if applicable).

Cabins: Prior to your arrival a credit card number must be given to keep on file for incidentals.  Guests are financially responsible for any damages and additional cleaning fees, if necessary. Management is authorized to use Guest’s credit card to repair damage caused by Guest. Should our managers find the cabin in an unacceptable condition upon your departure, your credit card will be charged for extra cleaning, damage repairs, replacement of missing contents, expenses resulting from agreement violations such as smoking in the cabin, unreported pets, trash left in cabin, furniture moved, etc...

By signing below, I understand that a $150 Pre-Authorization hold will be placed on my card upon my arrival at Campers RV Park. In addition, I authorize Campers RV Park to charge my credit card immediately for any incidental charges incurred during my stay. A security deposit of $150 may be paid upon arrival and refundable upon departure, if no charges are needed, in lieu of a credit card authorization. 

 

Campers RV Park Rules and Regulations

Thank you for being our guest. We hope you enjoy your stay. To help insure your safety and your enjoyment while in our park, and the same to our other guests, we’ve established the following general campground guidelines.

Those who choose not to observe these guidelines may be asked to leave our park without any form of refund.

Liability: The use of Campers RV Park facilities is at the user’s own risk. Campers RV Park assumes no responsibility or liability for the safety and security of campground guests/visitors. Campers RV Park is not responsible for loss or damage to Guests’ property due to theft, vandalism, fire, any casualty, or act of God. Registered guests and all other users of this property expressly assume all risk of such loss or damage and must carry their own insurance for their vehicles. We are not responsible for items left on site or in a cabin. 

Children: Children under 12 years old must be accompanied by an adult in the laundry room, the bathrooms,  the hammock hut, the game pavilion, and at the playground. 

Pets:   (see office for Campers RV Park Guidelines for Pets)  There is a 2 pet limit. Breed restrictions apply and pet fees for pet-friendly cabin. We do not accept Dobermans, Pitt Bulls, Rottweilers, Chows, Wolves, and mixes of any of these breeds per our insurance provider. Cabin 2 is the only pet friendly cabin. $20/night/pet fee in Cabin 2. Pets are not allowed in Cabins 1, 3, or 4. If guest is found with a pet at Cabins 1, 3, or 4, he/she will be ejected from the cabin immediately without refund. 

Pets are not permitted in the public buildings: office, bathhouse, laundry, etc. All pets must be registered with the office and current vaccinations and rabies records available upon request. Pets must be kept on a leash and are not to be left unattended at your campsite. Pet owner shall pick up and properly dispose of pet’s waste. If our staff observes you not cleaning up after your pet, you will be fined a minimum $50. If you observe another guest not cleaning up after their pet, catch it on your mobile device and you will receive half of the fine - $25. Barking or aggressive pets will not be tolerated if this becomes an issue. Violation of the pet policy will result in termination of Rental Agreement and no refund of any payments will be issued. Dog pens are prohibited in the park. 

Vehicles:  Maximum of two vehicles are allowed per site and per cabin as space allows, and must be registered with the office.
Additional vehicles or storage/utility trailers require PRIOR management approval and must be parked in overflow parking area @ minimum of $5/day, unless other arrangements have been made. NO EV CHARGING ALLOWED AT CAMPGROUND. 
No semi-trucks, motorcycles, dirt bikes, ATVs, or UTVs. Speed limit: 5mph  

No delivery/pick-up vehicles are allowed beyond the front office building. This includes (but not limited to): Uber, Uber Eats, Door Dash, FedEx, UPS, USPS, Pizza delivery, etc.

Campground Connections:

a. Electric: We do not allow ‘pig tail’ or ‘dog bone’ adapters from 50 amp to a 30 amp. You must plug in to appropriate receptacle that matches the hard wiring of your RV.

b. Sewer: Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains. RVs are required to use 4-in-1 adapter with elbow to attached sewer hose to campground receptacle. Do not put grease down the sewer. Toilet paper only. No PVC pipe sewer connections allowed. Only RV-type sewer hoses.

Smoking/Vaping: Smoking and vaping is not allowed in any cabins or public buildings.  And violation of smoking/vaping or pet policy will result in termination of cabin rental without refund and a fine may apply.

Drug and Alcohol use: Drug-related criminal activity engaged in, on the premises by Guest or visitor of Guest, is grounds for immediate removal from park by law enforcement.  

a. No public intoxication. 

b. No open containers in public areas. Alcohol consumption should be limited to campsites. 

Fireworks and Firearms: Including BB, Airsoft, and pellet guns, are prohibited on park property.

Campfires: Because you can endanger those around you, this is one of the most important camping rulesCampfires in designated fire pits only. Be sure to put out your campfire before bed, before heading out for the day, or when you leave the campsite/cabin at the end of your stay. The general rule of thumb is to make sure the coals or ashes are cold. All fire pits on camp sites must have an ash screen. No exceptions. And no fire pits or grills on picnic tables.

Conduct:  The following are grounds for early termination and removal from the property: 

a. Loud noise, whether mechanical (including vehicles or generators), musical or vocal, use of foul or indecent language, causing damage to property of the campground or another person, drunken disorderly conduct, failing to follow the rules, failing to follow the directions of the park staff, threatening or abusive behavior, or any other conduct management deems undesirable, objectionable, creates a disturbance, or causes a nuisance.  

b. Management reserves the right to control and prevent access to the campground of any such person(s) and may eject, without prior notice. 

c. Keep noise levels down to a minimum during quiet hours (between 9:00PM to 9:00AM.) 

Standard of Appearance:  We all need to be good neighbors to our fellow campers! No one likes to camp next to a messy site, and a messy campsite can also be an open invitation to unwanted wildlife. The following are some guidelines to help everyone be a good neighbor during your stay at Campers RV Park.

   a. Campsite shall remain neat and orderly at all times. No clotheslines, hammocks, tarps, or tents/canopies of any kind. Screen rooms only allowed if is designed for and attached to RV awning.

   b. Site must remain free from trash, debris and unused items. Place all bagged, household garbage in dumpster. (see map for location)

   c. Do not cut trees or branches, add or remove any landscaping, etc.

   d. Only lawn furniture outside; no indoor appliances permitted outside (i.e., fridge, freezer, microwave, etc.)

   e. No typical household appliances are allowed to be attached to or stored outside of your RV. (i.e., freezer, refrigerator, air conditioner, etc.)

   f. No rugs/mats or parking on the grass. No fences or pens of any kind allowed on site.

   g. No stakes/poles in the ground or digging holes to prevent damage to underground utilities.

   h. Vehicle/camper washing requires $20 permit from office for water usage.

 

Attorney’s Fees:  In any action or legal proceeding to enforce any part of this agreement, Management shall recover reasonable attorney's fees and costs. 

Reservation of rights:  Campers RV Park is private property. It reserves the right to amend these rules. At its discretion, Management reserves the right to refuse entry in the campground to any person and to remove any guest(s) in violation of our rules without a refund. Management also reserves the right to refuse to accommodate current and returning guests that have violated our rules and regulations and/or have vacated the campground without paying all fees. 

No refunds will be made for electrical outages or other acts of God. Any mechanical, electrical, or other malfunction will be repaired as soon as possible within working hours. We do not give refunds due to insects, wildlife, etc.
