Salt Springs Resort Association Rules and Policies Adopted April 19, 2018

Bears and wildlife are present in the Park. Please use caution.

Violation of these Rules, inappropriate behavior, disruptive threatening behavior, and/or the verbal or physical abuse to any individual or staff; the destruction and/or defacing of any property will not be tolerated and may result in legal recourse. Upon entering Salt Springs Resort Association (SSRA), owners and guests hereby agree to abide by the Rules, Regulations and Policies.

SSRA shall be held harmless in the event of owners/guests misuse of motorized vehicles, or any other equipment on Association property. Use Recreation facilities at your own risk. Pool/hot tub and lodge rules are posted on the premises. Rules are posted and subject to change without notice. The Recreation Area is owned by Elite Resorts, and Salt Springs Resort Association is not responsible for any injury or loss at the Recreation Area.

All guests and visitors must register at the gatehouse. A. General:

  1. Only owners may use the gate code. Invitees and Guests may not enter SSR without a gate pass.
  2. Speed limit is 10 mph at all times for ALL motorized vehicles/golf carts and ALL vehicles must obey traffic signs and yield to pedestrians.
  3. All persons under the age of 18 must have on their person a valid driver's license to operate a golf cart in the resort.
  4. No street parking or partially blocking the streets.
  5. No unauthorized parking on privately owned lots.
  6. No driving, walking, biking or cutting through lots.
  7. No parking on Common Elements except in designated parking areas next to the restrooms and behind the shopping plaza. The designated parking areas are intended for use of the adjacent facilities and shall not to be used for storage.
  8. Maximum allowed per Unit: 1 RV/Park Model, 2 vehicles, and when the Unit is occupied two (2) of the following: a boat (excluding canoes and kayaks) or jet ski, a trailer, a boat or jet ski on a trailer, a motorcycle or cargo/utility trailer all adhering to a minimum one (1) foot setback from the road.

Gazebos and/or one (1) pop-up canopy up to 12x12 or 144 sq. ft footprint. All gazebos and canopies must be

properly anchored. Pop up canopies must be removed when the unit is unoccupied in excess of two weeks.

9. No tents.

10.  No ATVs, mini bikes, dirt bikes, UTVs (Mule or Gator type) etc. may be operated within SSR and must be trailered at all times. If an off road vehicle is trailered in a toy hauler, and the garage portion is used for living quarters, you may remove the off road vehicle and park it on the unit, but it must be covered and chained with a lock at all times.

11.  All vehicles, including motorcycles and golf carts must display a current gate pass and/or owner's decal. Golf carts must also display a visible lot number.

12.  Quiet hours are 10pm to 8am, Monday through Sunday. No excessive nuisances or noise is allowed.

13.  There is a curfew of 11 pm to 7 am for all minors, under the age of 18 years old who must be with a

parent or legal guardian during curfew hours.

14.  All children 12 and under must be supervised by a parent or legal guardian at all times.

15.  All trash must be deposited in dumpsters. Bagged yard debris ONLY may be left at roadside for pick up.

16.  Dumpsters must be kept locked at all times 24/7.

B. Golf carts, scooters, bicycles, etc.:

  1. All persons under the age of 18 must have on their person a valid driver's license to operate a golf cart in SSR.
  2. All golf carts must be registered at the gate. If a golf cart will be driven in SSR there is also a $5.00 fee for each renter pass per golf cart which shall be collected at the time of registration.
  3. All golf cart passengers must remain seated & the maximum seating capacity must not be exceeded.
  4. Golf carts operated after dusk/dark must have installed working headlights and tail lights.
  5. No golf cart is to be used to propel or tow any wheeled toys like skate boards, scooters, bicycles, etc.
  6. Golf carts must adhere to posted speed limits and traffic signs and yield to pedestrians.
  7. Bicycles, scooters, skate boards, and golf carts may only be operated on designated roads and parked in designated parking areas.
  8. Gasoline powered golf carts must be equipped with the original equipment manufactured exhaust system.
  9. Children under the age of 16 must wear helmets at all times while on bicycles, scooters, skateboards, roller blades, etc.
  10. No unregistered/unlicensed vehicles, boats (excluding canoes and kayaks), or trailers shall be stored on any unit. Golf carts do not need to be registered but must have an SSR decal displayed at all times.

C. Fires:

  1. All fires must be contained in an above ground fire container. No ground fires/rings permitted.
  2. Campfires/patio fireplaces, torches, candles, etc. are subject to current fire restrictions and must not be left unattended. Fires may be prohibited due to certain weather conditions so please check with SSR staff.
  3. DO NOT dispose of hot ashes in dumpsters or on the ground.

D. Pets:

  1. A maximum of two (2) pets in any combination are allowed per lot.
  2. Owners are responsible to immediately collect and dispose of sealed pet waste in dumpsters or trash cans at the dog park. Please exercise proper pet etiquette exercising your pet.
  3. Pets must be leashed at all times and may not be left unattended outside at any time.
  4. No noisy or nuisance pets.
  5. Collapsible pens are not to exceed 40 inches in height or a 16 sq. ft. footprint and only one per lot will be allowed.
  6. Chained link pens, kennels, runs and leash lines, or leashes tied to trees are prohibited.
  7. Only service animals are allowed in bathhouses.

E. RVs and RV sites:

  1. RV campers must have a toilet, sink and bathing facilities with a visible three inch sewer connection. Sewer connections must be water tight with proper connection from hose to pipes. Sewer gaskets must be used at all times.
  2. RVs and units must be kept clean and in good condition and repair.
  3. Owners are responsible for weeding their Unit’s rocks and pavers.
  4. No gazebos shall be used for sleeping, living quarters, or as storage facilities.
  5. Window ACs are prohibited.
  6. Permanent clothes lines are prohibited. Portable clothes lines must be closed and removed at night or when not in use. Clothes lines or clothing items shall not be strung from trees or other attachments.
  7. Unauthorized use of water or electric from other lots is prohibited. Please abide by St. John's Water Management water restrictions for lawns and landscape.
  8. Insulation and/or heat tape is required on water lines.
  9. Tables, benches, chairs, and mobile grills, all in good condition may be erected, however no other personal property shall be permitted to remain where it can be seen by other owners or visitors except when the unit is actually occupied and in use, except an owner may leave one boat/trailer or utility trailer on their lot when unoccupied. All stored boats/jet skis must be covered with a proper cover when the lot is unoccupied for more than two weeks.
  10. NO TARPS are allowed within SSR except for 30 days after a natural disaster or emergency event except for covering of no more than a 1⁄2 cord of wood and must be neat and clean and of forest colors
  11. No screen rooms, utility sheds, carports, metal awnings or any type of temporary or permanent overhangs or attached structures may be added or installed without prior written approval of the Association, and if approved must be kept clean, neat and orderly, all as determined by the Association.
  12. No unit or portion thereof shall be used for the deposit, accumulation or storage of building materials, appliances, equipment, motor vehicles or personal property.

 

  1. During construction of Association approved improvements, no deposit, accumulation or storage of building materials, appliances or equipment may remain more than thirty (30) days before commencement nor more than thirty (30) days after completion of such construction.
  2. Antennae or satellite reception devices must be five (5) feet from the unit's property lines and roadways.
  3. No part of the Condominium Property, including units, shall be used in any commercial manner except by the Association, and no business may be operated at a unit or within the condominium Property.
  4. Commercial vehicles shall not be parked on any unit and may only be stored in a designated storage area behind the plaza.

F. Exterior Alterations:

  1. All exterior alterations must have prior written approval by the Association acting through the Architectural Review Committee (ARC). The ARC may be appointed by the board and create related rules and procedures in its sole discretion. ARC Rules aka Lot Modification Regulations (LMRS) and ARC applications aka Application for Lot Modification (ALM) are attached hereto and incorporated herein and may be obtained at the gate house or on the SSRA website at mysaltspringsresort.com.
  2. No materials or sheds may be delivered to a Unit until the ALM has been submitted and approved and an ARC approval sign is placed on the Unit. Unauthorized deliveries will be turned away at the gate.
  3. The failure of any Unit Owner to obtain written approval prior to beginning work on any exterior alteration may result in the removal of the improvement and/or any other remedies against the Unit Owner the Association has in its powers.

G. Flags:

1. Three (3) flags up to 3 1/2 feet by 6 feet and one (1) portable removable United States flag up to 4 1/2 feet by 6 feet are allowed.

H. Signs:

  1. Signage may be displayed up to a maximum of four (4) square feet but may not include obscene and/or political signs of any type. "For Sale" or "For Rent" signs are restricted to Realtor and/or Salt Springs Resort "For Sale" and/or "For Rent" signs.
  2. "No Trespassing" signs will preclude SSRA staff from entering the premises except for emergency repairs.
