CAMPSPOT TERMS & CONDITIONS

RV Reservations:

Our rates do not include tax and are subject to change without notice.  Total rent for the entire reservation term is due upon your arrival.  All rates are based on a maximum of two persons.  All guests must be registered with the Registration office. We gladly accept payment by Visa, MasterCard or Discover.  Rent must be paid in U.S. Dollars by check, travelers check, money order or credit card with a 3% processing fee.

Stays of three months or longer require a deposit of $500.  For stays of one week to one month require a deposit of 50% of the total cost of youe stay.   For stays inclusive of one day up to one week are payable in full at the time of the reservation. 

We will do our best to hold the site specified in your confirmation letter, however we cannot guarantee that a site change will not be made.

We welcome the 55+ Active Lifestyle with a variety of Class A or Class C recreational Vehicles (RV's), Motor homes, Travel Trailers, Fifth Wheels and Resort Homes.  RV's must be 10 years old or newer and at least 26' minimum and 40' maximum, (or reviewed by Management). The vehicle or home must be fully self-contained, well-kept and in good condition.  There are some exceptions that are at the discretion of management, however we reserve the right to deny entrance to any RVs that do not conform to the resort specifications.

Vacation Park Model Rentals:

A deposit of $500 on the reservation fees is required at the time of booking. The fulll balance of the reservation, Security deposit, and a cleaning fee is due upon check-in. Rental rates include water, sewer, trash, electric. Wireless internet service is included in all Roberts Resorts Park model rentals.

Rental units are pet free and non-smoking.

All Guests:

Please be courteous and respectful towards the resort facilities, staff and other guests, as the Resort is not responsible for any damage or accidents incurred by guests or while using our facilities. 

Pet Rules: Pets must always be kept on a non-retractable leash. Pet waste must be immediately cleaned by the owners. Failure to pick up after your pet may result in additional fees. No aggressive pets or pets with history of aggression will be allowed. Pet pens and/or outdoor fences are strictly prohibited.

Speeding: The speed limit in the park is 10 miles per hour.  Repeated reminders about your speed could result in additional fees

Name Badges: Name badges must be worn at all times, when away from your lot.  This includes all visitors.

Guests:  Guests must register with the office upon arrival and an additional fee per person, per day will apply.  There are time limitations on guests.

Quiet Hours:  Are 10:00 PM to 7:00 AM each day. Please be respectful of your neighbors.

Smoking:  Smoking is prohibited in all Resort buildings, pools, hot tub, and amenity areas.

Fireworks:  Fireworks are prohibited in the park.

Bikes:  It is recommended that all persons riding a bicycle wear a helmet while operating their bicycles. When not in use, bicycles must be stored neatly.

Fire Pits:  Wood burning fire pits are prohibited. NO exceptions. Propane fire pits are allowed and must not be left unattended.

Trash:  Do not leave any trash overnight outside of your site.

Site Appearance:  Sites must be neat and orderly and only consist of regular outdoor items.  No indoor furniture is allowed outside of your unit.

Parking:  Do not allow your vehicle to protrude into the street. Parking in vacant RV lots is prohibited, and vehicles are subject to towing at the owner’s expense.

Cargo Trailers:  Cargo trailers, and other transport trailers are not allowed on your site.

Decorations:  Decorations must be in good taste and holiday decorations must be removed within 2 weeks of the holiday.

Manager Discretion:  Managers are allowed discretion beyond rules explicitly stated on this page
