COVID-19 CANCELLATION POLICY
As we work to navigate the very difficult situation due to Coronavirus, please review our modified cancellation policy (subject to change per Government Restrictions). We hope you understand we are doing our very best to balance your needs, as well as our business needs. All of our reservations incur credit card processing fees when booked and refunded. Additionally, given our level of service, we often spend a great length of time working with guests when booking. Our cancellation fees are in place to cover these costs.
Effective April 15, 2020: Cancellation requests for reservations arriving before May 31st due to Coronavirus will receive a refund of their deposit with “user credit” in lieu of the cancellation fee — $35 for short term stays, $50 for longterm stays. This user credit may be applied to any future reservation.
Cancellation requests for arrivals on or after June 1, 2020 will adhere to our regular cancellation policy.

NIGHTLY & WEEKLY STAYS (UNDER 30 NIGHTS)
50% of the total cost is due at booking; remaining balance is collected the day of arrival.
Changes & Cancellations
Deposits on reservations that include the day of, before, or after the following dates are non-refundable and reservation cannot be moved to another date: Memorial Day, Father’s Day, 4th of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve
(1) change to non-holiday dates ($15 fee) and cancellations ($35 fee, $70 for Buddy Sites) are allowed outside of 48 hours prior to arrival (arrival time being 1pm the day of). New dates will reflect the rates for that season. You will not be charged a change fee for extending your stay. No-shows and cancellations within 48 hours will be charged for the entire stay. Change requests within 48 hours are considered cancellations and will be charged for the entire stay.
MONTHLY STAYS (30+ NIGHTS)
25% of the total cost is due at booking; remaining balance for the first month is collected the day of arrival, then billed on the 1st of each month.
Changes & Cancellations
(1) Change in dates ($15 fee) and cancellations ($50 fee) are allowed outside of 30 days prior to arrival (arrival time being 1pm the day of). The new dates will reflect the rates for that season. You will not be charged a change fee for extending your stay. Changes made within 30 days to 48 hours prior to arrival will incur a $50 fee; cancellations will be charged the full deposit. If your reservation is cancelled within 48 hours or reduced after arrival, you will be charged for the first 30 days.
All long-term (30+ days) bookings must be made over the phone and will not be charged tax, but will be metered and charged for electricity.
