Terms of Service

I agree, and shall cause my children, invitees and guests, to abide by the Campground Rules and Policies, including those rules and policies published at www.RideOutRanch.com, posted at the campground or otherwise communicated in any manner by Ride Out Ranch.

* Policy update- Starting November 1st 2024, guests will be charged $.15 per kilowhatt hour used during their stay. This amount will be added to each bill and paid at the end of each guests stay. 


I understand that various activities and amenities are limited during different seasons and conditions and that all activities are subject to change at any time. I further understand and agree that Ride Out ranch does not give credit or refunds due to the discomforts of nature. Ride Out Ranch’s refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:

Campsites and Tiny houses: A 25% deposit is required at time of reservation. Full payment is due on or before arrival at the campground. If a reservation is cancelled more than 60 day prior to the arrival date, a 50% refund is issued, less a 20% transaction fee; or camp credit in the full amount can be elected and applied to a future available date/time. For a reservation cancelled less than 60 days prior to the arrival date, the full amount of the reservation payment is forfeited.

For reservations paid with a credit card, refunds will be credited to the credit card on file
with respect to reservation.

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself, my animals and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Ride Out Ranch, LLC, its owners and agents, from any and all liability to me, my children, my invitees/guests, personal representatives, Animals, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Ride Out Ranch property, facilities, amenities, and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with horses, dogs or wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Ride Out Ranch management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Campground by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Ride Out Ranch management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.


As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, markers, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Ride Out Ranch LLC, its owners and agents harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Ride Out Ranch for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Ride Out Ranch LLC may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

The Camp-Resorts are privately owned and the Ride Out Ranch LLC RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Ride Out Ranch management reserves the right to require any person or party it deems necessary, to leave the Campground based on violations of Campground Rules and Policies or behavior management deems inappropriate or disturbing to others. I
have read this notice and agree to it as well as all Ride Out Ranch Rules and Policies. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, animals, and any guests that visit during my stay.

Additional Terms for Rental Units
I understand and agree as follows:

  • At departure, the rental unit and shared ranch house is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, otherwise, Ride Out Ranch Management may charge my credit card with a $75.00 cleaning fee. I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Ride Out Ranch Management may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge).
  • All damages to the rental unit or shared ranch house, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to the rental unit or shared ranch house during my stay will be charged to my credit card after a thorough inspection has been made by Ride Out Ranch Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.
  • Pets are NOT allowed inside rental units (tiny houses) or shared ranch house.

 

SPEED LIMIT:

5 mph. Please observe our speed limit to insure the safety of all our guests and their animals.

QUIET TIME:

10 PM to 8 AM, No generator use from 9PM to 8AM

SITE OCCUPANCY:

Only one (1) RV is allowed per campsite. Only one truck and trailer is allowed per campsite. Additional parking is available if needed, please communicate this need with management prior to arrival.

TRAILS: Ride Out Ranch will provide guests with printed maps and GPS links to acceptable nearby trails. We instruct all guests to avoid trespassing onto private property. All guests are expected to follow any posted signage. 

CHILDREN:

Guests are responsible for all behavior of children. All children under the age of 14 years must be accompanied by an adult 18 years or older.

ANIMALS/HORSES:

Guests are responsible for all behavior and health of all animals/horses.

SAFETY AFTER DARK:

In order to insure safety after dark, please carry a flashlight.

TRASH:

Please place all garbage in designated dumpsters located around the campground.

WATER:

Water is provided to all Full hook-up campsites. We suggest all water be filtered/treated at each campsite prior to use.

Primitive campsites will have access to water although a fee will be charged.

All horse stalls have water nearby and available for horses. Do not use these water sources to fill your RV.

CAMPFIRES:

Campfires are allowed in designated fire pits. Campfires must be attended by a responsible adult at all times while fire is lit. Firewood can be purchased at campground. Do NOT cut any trees in or around the campground.

PORTABLE GRILLS:

Only gas grills are allowed in the park. Wood or charcoal grills are NOT allowed.

FIREWORKS

Fireworks are prohibited on park property.

FIREARMS:

Firearms are allowed on the campground but they may not be fired in or near the campground including BB, Airsoft and pellet guns.

PETS:

Pets must be keep on leashes or inside and do not leave unattended. No excessive barking allowed. Pets must be walked by a responsible person to pick up after them immediately. Pets are not allowed in or near any buildings, bathrooms. They are prohibited due to health codes.

VISITORS:

Your visitors are always welcome at Ride Out Ranch, provided they register at our main office. Registered guests and their visitors are expected to read and adhere to all campground guidelines. Guidelines are presented at time of check-In. All your visitors must leave the campground by 10 p.m.

VEHICLE REPAIRS:

Major repairs and maintenance to vehicles and RV’s are not permitted in the park. You may check with the local listings for businesses that provide these services. If you have an emergency please just consult with management.

RV WASHING:

RV and vehicle washing is not allowed in the campground.

MAIL SERVICE: Unavailable for guests.

INTERNET:

Available at Ranch House, limited bandwidth, video streaming (Netflix, HULU, Ect...) is not allowed.

FORMS OF PAYMENTS:

We accept all Major Credit Cards, cash, money orders and checks.

OTHER CAMPSITE GUIDELINES

  • Disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains. Do not put grease down the drains/sewer.
  • Sewer connections are required by state law and must have a tight seal by a sewer donut (or sewer ring) or a screw-type connector.

  • Primitive campsites will be allowed access to a sewer clean out if needed although a fee will be charged for these services.

VIOLATION OF THESE GUIDELINES:

Grounds for ejection from the park without refund.
