Great Escapes Austin Oaks

Terms of Service

• This Reservation for an RV site at Great Escapes Austin Oaks RV Park is NOT a residential agreement, it is not a rental agreement, it is not a lease agreement. Every camper at this park has a day-to-day license of use. This document cannot be used to get residential status in Bastrop County TX.

• Extended stay deposit-There is a $150 payment required at the time of booking. This payment is a refundable, $150 electrical deposit, which cannot be used towards your monthly rent payment.

  • All monthly fees must be paid on the 1st of the MONTH. 

• Electric will be metered at $0.14 per KWH. A valid credit card must always be on file.

• Monthly site fees are renewed on the 1st of every month. Site fees if not paid on time, by the 3rd day will be automatically drafted from the card on file. 

• You must pay on time to avoid a $25.00 per day late fee.

• After 5 days late on payment or multiple rule violations a tow company will take possession of the RV and any items on the site that do not belong to the park.

• Quiet Time is 10pm-8am and is Strictly Enforced.

• NO PARKING in the grass or on the street. Park in designated parking areas only.  No Parking on a site you are not paying for.

• No Smoking in any Building or Common Area of the Campground.

  • No Vehicle Repair, No Oil Changes Allowed in the Campground. 

• No Construction, Auto Mechanics, Remodels Allowed in Campground.

• Laundry Left Unattended in Machine will be removed. Clothing left in the laundry room for 24 hours will be thrown away. 

 • Drones are not allowed to be flown in the park.

• Speed Limit is 10 Mph in the Park. Please, Do Not Drive Through Sites from One Row to Another. Drive on the roads only!  

• No Refunds or Pro-Rating for Early Departures or if Management Terminates your Stay for Failure to Follow Rules.

• Fires: You must follow any requirements of an active burn ban issued by Bastrop County or Great Escapes Austin Oaks RV Park management. Fires, when allowed, are permitted in grills or outdoor fireplaces only. No open or ground fires are allowed.

• Trash and Recycling: Use trash dumpsters for trash only and recycling dumpsters for recycling only. Trash must be tied in plastic bags and deposited in the dumpster. Do not leave trash on top of the dumpsters. Do not use the dumpsters to dispose of non-household trash. If it does not fit in a trash bag, it doesn’t go in the dumpster. DO NOT leave trash outside your RV at any time. Keep your site and all park areas litter free – including cigarette butts.

• Not allowed on premises: Service vehicles and/ or repairs (excluding RV service), clotheslines, aggressive dogs and dangerous pets/ animals, fireworks, and illegal activity. Portable Fencing is not allowed in the campground. Portable fencing cannot enclose an RV site Patio.

• Dirt Bikes, ATV's, UTV's, Golf Carts, Utility trailers, Boxed/enclosed trailers, converted utility trailers, and uninsured vehicles are not allowed on property.

• Final Checkout: Monthly rates are not prorated. Final charges and deposit refunds are computed based on actual check out date.  Any items left in the site after Check out will be disposed of accordingly and site deposit will be forfeited after final check out. Failure to pay all charges at check-out will also forfeit your deposit.

  • A valid credit card on file is required and will be charged/credited for any account balance at check out.

• Termination of Site Service Agreement: We retain full discretion to terminate any guest’s Site Service Agreement and require them to vacate at any time, with or without reason, without refund of any deposits or prepaid site fees. Severe issues may result in immediate termination of your Site Service Agreement. 

• Obligation to Update Information: Extended Stay Campers agree to attain a post office box where mail and packages can be received. The office does not accept mail or packages for campers. Packages received in the office will be returned to the sender.  This is a business and cannot be used by anyone as a permanent address.  They also agree to keep Camp-Resort Management apprised of all phone numbers, and other necessary information, including the ages of dependent children. 

• This is not an all-inclusive list and may not cover all items that are or are not allowed. We reserve the right to update and/or amend these rules as needed. Our decision on any item that is or is not allowed is final. If you have any questions about anything, ask first.

Site Specific Rules:

• Great Escapes Austin Oaks RV Park Requires a Sewer-Tight Connection on Each Site.  You Must have a Rubber Donut or Plastic L-Connection on Your Sewer Hose. No Exceptions.

  • All Sites must be Kept Neat and Tidy. Portable Fencing is not allowed in the campground. Portable fencing cannot enclose an RV site Patio.  

• Entrance Carpets must not Exceed 12 x 12.  No Clotheslines or Refrigerators/Freezers allowed.

 • No Storage buildings are Allowed.  You may have up to 4 Storage Bins stored Under your Rig. We allow Bicycles, Barbeque Grills and Smokers and /or Lawn Furniture.

 •  Site is to be Occupied by the Person named on the reservation Only and their guests listed on the Extended Stay Agreement.   It Can Not be Loaned, Sublet, or Airbnb.

• A Maximum of 2 Vehicles are Allowed at Each Site and they must be Parked in Front or at the Rear of the RV. No parking on the Sides of the RV. No Parking on Cement patios. All Site Parking is on gravel only.   If you have more than 2 Vehicles Contact the Office to Make Parking Arrangements.  Do not park in an empty site, $50 tickets will be issued.  All Vehicles must Remain in Good Condition with Current Tags. No utility trailers or boats may be parked at your site. 

• All Hoses, Electrical Cords, Etc., Must be properly connected at your Site Only.  We will Not Replace any Items Left on the Ground that may be Damaged by our Maintenance Team.  Keep Sewer hoses Elevated off the Ground.

• Sites must be kept clean and clear of clutter. Do not leave trash outside your RV at any time. DO not store non-outdoor or household items under or around your RV or on your site. Minimal plants, patio furniture, outdoor décor, grills, etc. are allowed. No tents, tarps, carports, swimming pools, or patio enclosures allowed on property. Site improvements must be approved in advance, including tree trimming, brush cleaning, planting, etc. The general rule of thumb is that you should be able to move out of your site within two hours.  

Pet Specific Rules:

• All Pets Must be on a Leash, no longer than 6ft or Caged at all Times in your Presence.  • Pets are Not to be left unattended or tied outside. • Pet Waste Must be Cleaned up and Properly Disposed of Immediately. 

• Walk all Pets in the Dog Walk Area.   Not Near the Pool, Laundries, Restrooms or Common areas.

  • Nuisance Barking will Not be Tolerated. 

• All Pets Must have up to date Vaccines and Shot Records. 

• Pets are not allowed in pool areas, laundry room, or restrooms. 

• Failure to Follow Pet Rules Will Result in Eviction without Refund.  

• Portable dog fences of all sizes are prohibited. 

CURRENT GUIDELINES FOR ENFORCING CAMPING RULES

We sincerely hope that you enjoy your stay here. Our number one mission is to provide you, your family, and your guests with an Outstanding Customer Experience. We also value the security and safety of our guests here at Great Escapes Austin Oaks RV Park. Below are the current guidelines management will use when enforcing the rules. Please review the guidelines and remember that the rules and the enforcement guidelines below are designed to help improve the quality of the camping experiences of you and your neighbors and to protect your safety and security.

Tier 1 = $25.00 – Examples include, but are not limited to - (open alcoholic container anywhere in the park, pets not on a leash, pets not cleaned up after, underage curfew violations/riding bikes after dark, children under 16 yo swimming without legal guardian)

Tier 2 = $50.00 – & 2nd tier 1 offense Examples include, but are not limited to – (unsightly/cluttered site, verbal abuse to other campers or Great Escapes Austin Oaks RV Park staff members, parking in the grass, parking in a vacant RV site, cutting or taking wood/fallen trees from park property, not placing garbage inside of dumpster, not cleaning the community grill after use, littering)

Tier 3 = $100.00 –possible removal / 2nd tier 1 offense Examples include, but are not limited to – (quiet time violation, filling dumpsters with large furniture or other items from home, speeding

Tier 4 = $250.00 – possible expulsion from park / 3rd Tier 2 Offense Examples include, but are not limited to – (dumping black water on to grounds, any type of vandalism to Great Escapes Austin Oaks RV Park property or another camper/guest property, any type of theft from Great Escapes Austin Oaks RV Park or another camper/guest, tampering with electric meters, reckless operation of any motorized vehicle, destructive/ abusive behavior caused by excessive drinking, sneaking a guest into the Resort, indecent behavior in public spaces)  

Great Escapes Austin Oaks RV Park reserves the right to change these guidelines at any time and reserves the right to apply these guidelines at its sole discretion. Guests in violation of park rules more than 3 times will be asked to leave the park or will have their camper towed. 

Camping has inherent risks associated with outside activities. We are not responsible for injuries or damage occurring as part of the inherent risks of any camping/water park environment. This property is privately owned. The camper accepts camping/water park privileges with the understanding that he or she does hereby release the owner of Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC, its officers, family members, volunteers, fellow campers, and employees of all liability for the loss or damages to property and injury to his/her person arising out of his/her use of its camping/water park facilities and agrees to indemnify the campground, its officers, family members, volunteers, fellow campers and employees, against claims resulting from loss or damage to the property or injury to the person(s) or visitor(s) of any member of the family of the camper, arising out of the use of its camping/water park facilities and activities, games, or events sponsored by Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC. I agree to pay for any damage to campground property, sites, buildings, facilities, equipment, or loss of equipment, which may occur due to the actions of myself or my party. I also agree to immediately report any accident, injury, or property damage to the manager or staff. If a hazard or dangerous situation exists on the premises, the said camper will notify the management or staff immediately. I also agree to take full responsibility for myself and all the people in my party, including minors and visitors, and will require them to read and comply with all campground/water park POLICIES and GUIDELINES as posted in the office, rentals, or on the grounds, as well as the terms and conditions as set forth in this registration form. (POLICIES/GUIDELINES FOR LODGING/CABINS ARE POSTED IN EACH UNIT.)

WIFI Notice: Customer’s Use of Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC Internet Access Network: You agree that the Service may only be used for lawful purposes. Transmission of any material in violation of any federal or state statute or regulation is prohibited. This includes, but is not limited to, copyrighted material, material legally judged to be threatening, indecent or obscene, or material protected by trade secret. You agree not to use the Service, including but not limited to, the modem and power supply for any illegal, abusive, or fraudulent purpose, or to achieve unauthorized access to any computer systems, software, data, or other copyright or patent-protected material. If you do, you acknowledge that you may be referred by Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC to the appropriate law enforcement agencies. This internet access is not intended to be used for downloading movies, games, etc. nor can it be used to operate your own business, attend online classes, or online web conferences.

RELEASE OF LIABILITY

In consideration of being allowed to use the facilities and participate in the Aquatic Facilities and other activities provided by, Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC.  The Participant and/or the Participant's parent or legal guardian (if the Participant is a minor) do hereby agree as follows:

 I, the undersigned Participant, am using Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC & d/b/a Great Escapes Mgmt., LLC equipment and participating in activities including, but not limited to, the Aquatic Facilities at Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC ,Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC Waterpark, at my own risk. I understand and acknowledge that there are inherent risks involved with the Activities, including, but not limited to, bruises, scrapes, lacerations, burns, sprains, fractured or broken bones, as well as other head/brain, face, neck, back/spine injuries, up to and including drowning and death. I am also aware that using or participating in the Activities requires physical exertion and such exertion on the body may reinjure or aggravate pre-existing physical injuries, conditions, or congenital defects. I voluntarily assume these risks by signing below and participating in the Activities.

 IN CONSIDERATION OF THE FEE PAID BY ME, AND IN FULL RECOGNITION OF THE INHERENT RISKS INVOLVED WITH THE ACTIVITIES, WHICH RISKS I VOLUNTARILY ASSUME, I HEREBY INDEMNIFY, HOLD HARMLESS AND RELEASE GREAT ESCAPES RV RESORTS & D/B/A GREAT ESCAPES MGMT, ITS MEMBERS, AGENTS, EMPLOYEES, OFFICERS, DIRECTORS, OWNERS AND/OR OPERATORS (COLLECTIVELY, “ Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC., LLC & Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC STAFF”), FROM ALL INJURIES, DAMAGES, CLAIMS, DEMANDS, AND/OR CAUSES OF ACTION (COLLECTIVELY, “CLAIMS”), FOR ANY LOSS, DAMAGE, OR INJURY, INCLUDING DROWNING AND DEATH, WHETHER SUSTAINED BY MYSELF, A MEMBER OF MY FAMILY OR MY PROPERTY HOWEVER CAUSED, INCLUDING, BUT NOT LIMITED TO, FAULT OR NEGLIGENCE (EXCEPT GROSS NEGLIGENCE, WILLFUL/WANTON OR INTENTIONAL CONDUCT, OR ILLEGAL ACTS) BY Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC AND/OR Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC  STAFF IN CONNECTION, DIRECTLY OR INDIRECTLY, WITH THE ACTIVITIES. THIS RELEASE SHALL BE BINDING UPON ME, MY HEIRS, EXECUTORS, ADMINISTRATORS, AND/OR ASSIGNS.

 I understand and acknowledge that anyone under the age of 16 must be supervised by a parent or guardian (over the age of 18) while participating in the Aquatic Facilities.  Parent or guardian is responsible for supervising minor child(ren) and making sure they follow all guidelines set forth by this agreement. 

 I further agree that I am personally liable and responsible for paying Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC for any and all damage to Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC property that I may cause, whether caused negligently, recklessly or intentionally, while using or participating in the Activities, including, but not limited to, damage to any Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC equipment or other Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC  property, any loss of Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC equipment or loss of use of equipment, any claims for diminution in value of any Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC equipment, and/or the cost of repair or replacing any Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC equipment. I authorize Great Escapes North Texas & d/b/a Great Escapes Mgmt., LLC at Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC ‘s discretion, to bill any such charges or costs directly to my credit card or to my account without further notice to me.

I understand and acknowledge that Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC and that some Activities are self-guided, and that I am required read and understand all posted signage prior to using or participating in any of the Activities. I understand that Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC Staff are available to answer any questions I may have regarding Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC equipment and/or proper use of such equipment. If I am unwilling or unable to follow the safety rules for the Activities, I understand and acknowledge that Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC, at Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC’s discretion, may immediately restrict my use of or participation in the Activities and/or require me to leave the Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt. LLC  premises.

 I also release Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC to use any and all photos taken of me or my dependent while in Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC area. I understand that these photos will be used in future marketing or may be posted to Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC website.

This Release shall be governed by the laws of the State of Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt. LLC. I agree that any Claims I may bring against Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC shall be submitted to the jurisdiction of the courts of Jack County and State of Texas and that no Claims against Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC be brought in any other jurisdiction. I also agree that if any part of this Release is deemed unenforceable, all remaining parts shall remain in full force and effect. I agree that Great Escapes Austin Oaks RV Park & d/b/a Great Escapes Mgmt., LLC has made no warranties, expressed, or implied, to me beyond those, if any, contained in this Release.

I, THE UNDERSIGNED PARTICIPANT, HAVE READ AND UNDERSTAND THIS RELEASE OF LIABILITY. I UNDERSTAND THAT BY SIGNING THIS RELEASE AND USING OR PARTICIPATING IN THE ACTIVITIES THAT I HAVE WAIVED AND SURRENDERED CERTAIN LEGAL RIGHTS. I HAVE SIGNED THIS AGREEMENT VOLUNTARILY.

“By continuing from this page, you agree that you and your party have read and understand all the terms and conditions of this document. You are confirming that you will make sure the entirety of your party fully understands all potential hazards and should not participate in these amenities if they do not consent.”

I, the undersigned Participant, am using Great Escapes Austin Oaks RV Park and Great Escapes Mgmt., LLC equipment and participating in activities including, but not limited to, the Wibit Watersport Structure, playground and jumping pillow, at my own risk. I understand and acknowledge that there are inherent risks involved with the Activities, including, but not limited to, bruises, scrapes, lacerations, burns, sprains, fractured or broken bones, as well as other head/brain, face, neck, back/spine injuries, up to and including drowning and death. I am also aware that using or participating in the Activities requires physical exertion and such exertion on the body may reinjure or aggravate pre-existing physical injuries, conditions, or congenital defects. I voluntarily assume these risks by signing below and participating in the Activities.

IN CONSIDERATION OF THE FEE PAID BY ME, AND IN FULL RECOGNITION OF THE INHERENT RISKS INVOLVED WITH THE ACTIVITIES, WHICH RISKS I VOLUNTARILY ASSUME, I HEREBY INDEMNIFY, HOLD HARMLESS AND RELEASE Great Escapes Austin Oaks RV Park and Great Escapes Mgmt., LLC, ITS MEMBERS, AGENTS, EMPLOYEES, OFFICERS, DIRECTORS, OWNERS AND/OR OPERATORS (COLLECTIVELY, “ Great Escapes Austin Oaks RV Park and Great Escapes Mgmt., LLC STAFF”), FROM ALL INJURIES, DAMAGES, CLAIMS, DEMANDS, AND/OR CAUSES OF ACTION (COLLECTIVELY, “CLAIMS”), FOR ANY LOSS, DAMAGE, OR INJURY, INCLUDING DROWNING AND DEATH, WHETHER SUSTAINED BY MYSELF, A MEMBER OF MY FAMILY OR MY PROPERTY HOWEVER CAUSED, INCLUDING, BUT NOT LIMITED TO, FAULT OR NEGLIGENCE (EXCEPT GROSS NEGLIGENCE, WILLFUL/WANTON OR INTENTIONAL CONDUCT, OR ILLEGAL ACTS) BY Great Escapes Austin Oaks RV Park and Great Escapes Mgmt., LLC AND/OR Great Escapes Austin Oaks RV Park and Great Escapes Mgmt., LLC STAFF IN CONNECTION, DIRECTLY OR INDIRECTLY, WITH THE ACTIVITIES. THIS RELEASE SHALL BE BINDING UPON ME, MY HEIRS, EXECUTORS, ADMINISTRATORS, AND/OR ASSIGNS.
