Your occupancy at our property the “RV Park” is subject to the following rules, terms and conditions which have been established to maintain the high standards of a peaceful oasis for travelers and longer-term visitors alike to rest, relax and recharge.  Our goal is for every guest to feel safe and welcome.  Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary and your continued occupancy will be subject to such modified rules.  We want to make your stay both pleasant and comfortable.  If you need any information, please feel free to inquire at the park office.

Reservations 

We accept on-line and phone reservations. There is an IPad outside the office for 24/7 making reservations at www.almondtreeoasispark.com

We honor your specific site reservation whenever possible.  However due to maintenance and other circumstances park management reserves the right to move you to another site if necessary unless you have paid a lock fee to lock your specific site. Even with a lock fee we will switch your site if necessary due to extenuating circumstances.

We authorize the payment for the duration of your stay on your credit card when you check in.  Maximum credit authorization amount is the monthly rate of your accommodation.  If you pay with cash we might ask for a security deposit in the same amount.  We will charge your credit card when you check out.

We charge the amount for the first night when the reservation is booked online or by phone. When a reservation is booked without a credit card, it cannot be confirmed until payment is received and will cancel within a few hours if payment is not received.

Each guest must register with the park office OR pre-check in online through the reservation email..

Cancellations and no shows are subject to cancellation fees as stated in the cancellation policy.

RV Check IN/ Check OUT

Check-In: 12 P.M. or later on the day of arrival (No early Check-In).

For Check-In after 5:00 PM: Please use your email confirmation for your Site check-in and park codes. Stop at the office to view the park map upon entering the park. Then proceed to the designated site. 

Our office and park store are open daily from 8:00 AM to 6:00pm in the summer.. 

Check-Out:  11:00 A.M. on the day of departure

Please make arrangements prior to 10 A.M. if you would like to extend your stay. Your particular site may not be available, however we will do our best to accommodate our guests.

No exceptions on late check out unless the park manager approves it prior to checkout time.  A late checkout fee of $50 may be assessed. Late check out may be available for $10 when booked in advance.

The RV Park Store with RV Supplies, snacks, drinks and other convenience items is open from 8am to 5pm in winter and 8am to 7pm in summer. Propane is available during these hours as well.

1.          INTRODUCTION

The Almond Tree Oasis RV Park (“Park”) has established the following Rules and Regulations to maintain the highest standards of a peaceful oasis for travelers and visitors alike to rest, relax and recharge and which apply to all Tenants. The following Rules and Regulations constitute a binding agreement between you and the Park.

 

2.          DEFINITIONS

A.         “Park” means Almond Tree Oasis RV Park located at 41191 S. Glenn Ave., Coalinga, CA 93210 and also includes any and all owners or management of Park.

 

B.         “Recreational Vehicle” or “RV” means a motor home, travel trailer, truck camper, camping trailer, or park model as defined in Health & Safety Code Section 18010 and referenced in Civil Code Section 799.29.

 

C.           “RV Site” means the real property (the RV lot) rented to a Tenant by the Owner.

 

D.           “Owner” means the owners of the Park (including the owner’s partners, directors, representatives, officers, members, managers, employees, and agents).

 

E.         “Management” or “Park Management” means the Owner or managers of the Park, or any authorized agent acting on their behalf in connection with matters relating to the Park.

 

F.         “Tenant” means the person who has established tenancy and lawfully occupies a RV Site located at the Park pursuant to the Recreational Vehicle Park Occupancy Law.

 

G.        “Guests” means all of Tenant’s invitees, permittees or licensees, persons sharing the RV Site, or other persons in the Park or on the RV Site at the invitation, request, or tolerance of Tenant.

 

H.         “Park Facilities” or “Recreational Facilities” means those areas and facilities of the Park generally open to Tenants and their Guests.

 

3.          USE OF FACILITIES AND PARK STATUS

The Park is an all-age community. All Tenants must have a written registration and rental agreement on file with Park Management. Tenant shall not violate any term, condition or provision of the rental agreement applicable to Tenant’s tenancy in the Park. Absolutely no soliciting is allowed in the Park at any time. Unless prohibited by law, the RV Site and Tenant’s RV shall be used only for private residential purposes and no business or commercial activity of any nature shall be conducted thereon. The Park is private property and Owner reserves the right to refuse admittance to anyone, and to prevent trespassing at all times.

 

4.          GUESTS

Tenants are limited to two (2) Guests per day (between 6:00 a.m. to 10 p.m.). All Guests must register at the Park office. The maximum number of persons permitted to occupy a RV Site is six (6). Tenant agrees to acquaint all Guests with the conditions of tenancy in the Park, including, but not limited to, the Park’s Rules and Regulations. Tenant is personally responsible for the actions and conduct of their Guests and for any and all damages caused by Tenant’s Guests. No Guest(s) may occupy or otherwise use a RV, RV Site or Park Facilities without being accompanied by the Tenant.

 

5.          COMPLIANCE WITH LAW AND RULES AND REGULATIONS

A.         Tenants and their accompanied Guests have the right to use the RV Site and Park Facilities only if they comply with these Rules and Regulations and the other provisions of the Park’s

 

residency documents.

 

B.         Tenant must recognize that Park Management will not be responsible to Tenant for normal, day-to-day disturbances that may result from the close proximity of other Tenants and persons within the Park.

 

C.         Any violation of these Rules and Regulations shall be deemed a public nuisance.

 

6.          PARK PERSONNEL

Owner shall be represented by Park Management, including a Manager, who is vested with all the legal rights and authority to enforce the Rules and Regulations on behalf of the Park’s Owner. Tenant shall not threaten, harass, intimidate, verbally abuse, follow, stalk, or engage in a course of conduct towards the Park Manager and/or Park personnel.

 

7.          RECREATIONAL VEHICLE AND ACCESSORY EQUIPMENT STANDARDS

A.         Recreational Vehicles.

 

1.   Only one RV may be placed per rented RV Site. Each RV entering the Park must be pre-approved by Park Management and is limited to an age of ten (10) years or less, unless specifically approved by Management, in writing. Only fully self-contained trailers/motorhomes that are mobile are accepted.

 

2.   Park Management shall determine placement of RV’s.

 

3.   All RVs (and any other vehicles) within the Park must be properly licensed. The current registration must be maintained by the Tenant and provided to Management. A certificate of insurance required by the state Department of Motor Vehicles for the RV must be furnished to Park Management annually.

 

4.   RVs must be maintained in good, working condition, with no broken windows or doors, torn screens or awning, peeling or unsightly paint, body rust or other physical damage to the roof or siding. Windows must be weatherproof with only clear acrylic insulators, if needed (no tin foil on windows). RVs must not be leaking any fluids. Tenant will be responsible for any environmental clean-up caused by Tenant’s RV.

 

B.         Accessory Equipment and Structures. The installation of any accessory equipment and structures is prohibited without prior written approval from Park Management

 

1.    Certain items not permitted in a RV Site in the Park:

 

i.                 Fences, except temporary portable attractive fencing to make a pet or child enclosure, that can be removed when not in use and no higher than the lowest slide-out of an RV;

ii.              Window AC Units;

iii.              Except for canopies and screen rooms that can be dismantled daily and with written approval of Management, no additions, cabanas or screen rooms are permitted;

iv.              Hot tubs, spas and pools;

v.              Permanent buildings, garages and storage buildings;

vi.              Except as otherwise provided by law, laundry lines, clotheslines, piles of laundry and laundry bins;

 

vii.              Appliances, such as refrigerators, washers, dryers, etc., and indoor furniture shall not be stored outside of the RV;

viii.              Concrete blocks, wood, metal or other materials to form structures, or braces, brace awning or brace window A/C units;

ix.              Items that block access to a utility pole or pedestal;

x.              No items within 1 foot of the boundary of the RV Site;

xi.              No clothes or tarps displayed or stored on RV Sites or draped on RVs;

xii.              No items that lean against the RV or any vehicle.

 

2.   RVs must be fully self-contained and must be suitable for human habitation. All monthly RVs must have a “hard sewer” connection and blocking approved by Management. Fresno County mandates the use of sewer gaskets/seals. Sewer hoses on long term rigs should be raised off the ground.

 

3.   Steps must have approved handrails, as required by law. Skirting is required on all Park Model RVs within thirty (30) days of signing a lease agreement.

 

4.   Antennas and Satellite Dishes. Small satellite dishes or any antenna that is designed to receive video programming services via broadband radio service (wireless cable), or to receive or transmit fixed wireless signals other than via satellite must be one meter or less in diameter. Antennas used for AM/FM radio, HAM radio, CB radio, digital audio radio services or antennas used as part of a hub to relay signals among multiple locations are prohibited.

 

5.   Sunshades, Windscreens, Privacy Screens and Awnings. Must have Park Management approval and conform to all ordinances. All anchors must be removed upon vacating the RV Site. Pop-up canopies must be taken down when not in use. Roll-up aluminum wind screens or privacy enclosures are not to be used for storage of any items not otherwise permitted outside the RV.

 

6.     Contractors Performing Work: Only licensed contractors may do spray painting in the Park or install items which are required to be connected to the electrical, gas, or water supplies. All work, improvements and repairs that require a permit must be performed by a licensed contractor or by an owner-builder.

 

7.     Liens and Claims: Tenant shall not allow any lien claim, demand or other claim arising from any work of construction, repair, restoration, maintenance or removal done to or regarding the RV or RV Site, to be enforced against Owner and/or recorded against the Park property, and Tenant will pay all liens, claims and demands before any action is brought to enforce them. Tenant shall hold Park free and harmless from all liability for any and all such liens, claims or demands, together with all costs and attorney’s fees.

 

8.     Exterior Lighting: Any light bulb used on the exterior of the Tenant’s Recreational Vehicle may only be a maximum of sixty (60) watts or (LED 6-8) and must be aimed only to portions of the Tenant’s RV Site. Decorations and/or lights used on the outside of the RV must be UL approved and are subject to Park Management’s approval.

 

8.          GENERAL MAINTENANCE OF RV SITE

A.    RV Site. Clutter and eyesores such as cardboard boxes, piles of any kind, tools, wood, empty flowerpots, weeds, project parts, items in poor condition, etc. are strictly forbidden. A violation of this section may result in a fee of $25 for the first occurrence, $50 for a second occurrence, and $75 for any subsequent occurrence(s).

 

1.     All RVs and accessory structures must be kept in good repair and may not be chipped, broken, faded, rusted or have peeling paint. All paint colors must be approved by Management.

 

2.     Management’s consent before digging or driving rods or stakes into the ground is required.

 

3.     The existing drainage pattern and grading of the RV Site may not be changed or altered.

 

4.     Unless in a designated tent camping reservation, tents or sleeping outside the RV or in vehicles is not permitted in a Site.

 

B.     Landscaping – RV Sites may be landscaped. No tree or shrubbery is allowed which does or may develop a root structure which interferes with streets, driveways, sewer lines or the Park Facilities. Plans for landscaping are to be submitted to Management and approved in writing before work is begun.

 

1.     Existing lawns must be cut, maintained, watered and kept neat. Decorative rock, wood chips or bark may be used as a ground cover or pathway to a limited extent. Tenants are not permitted to borrow Park equipment or store lawn mowers. Tenant may not leave hoses or sprinklers running so that water runs into the street or onto a neighbor’s property or puddles occur on the Site.

 

2.     Tenant has an obligation to notify Owner of any danger, hazard or health and safety violation on a Tenant’s RV Site.

 

C.    Maintenance and Appearance of RV Site – Tenant shall, at all times, maintain RV Site in a clean and sanitary condition and shall cause all rubbish and other debris to be removed from the RV Site on a regular basis. Yard décor is limited to four (4) pieces per Site and up to six (6) potted plants is permitted.

 

D.    Storage. Except for a maximum of six (6) plastic storage containers, that is kept clean, tightly sealed and in good condition, which may be stored under the RV, storage of anything beneath, behind, or on the outside of the RV is prohibited. This includes, but is not limited to, storage of boxes, trunks, wood, pipe, bottles, tools, mops, ladders, paint cans or any other item which is unsightly in appearance. Trash cans may not be stored outside unless they are part of the 6 sealed containers.

 

1.     Only one (1) outdoor patio table with up to six (6) chairs, approved for use by Park Management.

 

2.     One (1) outdoor grill, either gas or charcoal, in good condition is allowed on each RV Site. Dispose of cooled ashes in a SEALED bag in a dumpster. During times of fire danger, as determined by Park Management, charcoal grills may not be permitted.

 

3.     Only one (1) bicycle per Tenant may be stored on the RV Site.

 

E.     Dangerous Materials. Any item which creates a threat to health and safety shall not be permitted on the RV Site. No flammable, combustible, or explosive fluid, material, chemical, or substances (except those customarily used for normal household purposes which shall be

 

properly stored within the RV and/or storage building and kept only in quantities reasonably necessary for normal household purposes) may be stored on the RV Site. Open campfires are prohibited at all RV Sites.

 

F.     Utility Pedestals. EACH SITE IS ALLOWED TO USE ONE OUTLET IN THE PEDESTAL: THE 20 AMP, 30 AMP OR 50 AMP. FINES FOR USING MORE THAN ONE OUTLET OF $30/DAY APPLY. The utility pedestals (water and utility hookups) are the sole property of the Park and must be accessible at all times. Tenant’s sewer and water connections must be watertight and airtight. If one of the Park’s water shutoff valves is located on Tenant’s RV Site, it must be kept uncovered and accessible at all times. Tenant shall not connect, except through existing electrical or natural gas outlets or water pipes on the RV Site, any apparatus or device for the purposes of using electric current, natural gas, or water. No Tenant is allowed to repair the electrical pedestal.

 

G.    Garbage and Trash Disposal. Park trash bins are for household trash only. Garbage must be bagged and be kept inside the RV or storage container until dumped. Do not reach into, step, or climb into trash bins or dumpsters. Dumpster “diving” is prohibited. Lids on the disposal bins are to be kept closed. Materials must not be left outside of the bins. Bringing trash from outside the Park to dump in the Park’s disposal bins is not permitted. Construction debris and large items such as mattresses and appliances are not to be disposed of in the bins. Trash and recycling may not be stored in view on the RV Site, under the RV or in view inside a vehicle. Littering is prohibited.

 

H.    Damage. If any portion of the exterior of the RV or its accessory equipment, structures, or appliances, the vehicle used to pull the travel trailer or fifth wheel, or the RV Site are damaged, the damage must be repaired or replaced within seven (7) days.

 

I.         Flags and Flagpoles: Tenant shall not display an excessive amount of flags so as to not cause a nuisance to other Tenants in the Park. Flags shall not exceed thirty-six (36) inches by sixty

(60) inches. No permanent flagpoles are permitted.

 

J.        Maintenance Duties Re Mold: Tenant is responsible for moisture, accumulated water and mold. Tenant shall maintain the RV Site so water does not accumulate on the RV Site or under the RV. Tenant is responsible for mold cleanup.

 

K.       Sewer System. No objects that resist water (including, but not limited to, facial tissue, disposable diapers, paper towels, tampons, cotton balls) may be flushed or otherwise deposited into the sewer system. Park Management shall not be responsible for the damage done to any RV because of the stoppage or backing up of the sewer system due to the placement in the sewer system of any prohibited material.

 

1.   All Wastewater, including gray water, must be disposed of by using waste water connections as directed by Park Management. Use of Formaldehyde based products is prohibited. The Park office has compliant black water treatment products available for purchase.

 

2.     WARNING: Dumping and/or spillage sewage may result in a minimum fine of $100 for the first occurrence, $200 for a second occurrence, and $300 for any other occurrence(s).

 

9.          SIGNS AND ADVERTISEMENTS

A.         Prohibition: All exterior signs and advertising flags are prohibited except as permitted herein.

 

B.         Campaign Signs: A Tenant may place a campaign sign relating to a candidate for election to public office, or to the initiative, referendum or recall processes, in the window or on the side of the RV or on the RV Site.

 

10.       ENTRY UPON RV SITE BY MANAGEMENT

Park Management shall have a right of entry upon the RV Site for maintenance of utilities, for maintenance of the RV Site where the Tenant fails to maintain the RV Site in accordance with the Rules and Regulations, and for the protection of the Park at any reasonable time. Park Management may enter a Recreational Vehicle without the prior written consent of Tenant in the case of an emergency or when Tenant has abandoned the Recreational Vehicle.

 

11.       RECREATIONAL FACILITIES

A.         Generally:

1. Hours for the Recreational Facilities and additional rules and regulations governing the use of the Recreational Facilities are posted in and about the facilities and are incorporated into these Rules and Regulations by reference.

 

2. No gambling will be permitted at any time. Tenants must wear appropriate attire at all times, including, but not limited to, shirts, bottoms, and shoes. Screaming, running, horseplay and loud noises and music are not allowed. Private parties are subject to Park Management approval and must be pre-arranged.

 

3. Recreational Facilities, including the pool area, laundry, showers and restrooms are not to be unlocked to permit non-registered Guests access. Sharing door codes or permitting non-registered Guests access to Park facilities, including shower houses and laundry, results in a $50 fine for the first occurrence, $100 for a second occurrence, and $150 for any subsequent occurrence(s).

 

4. Pets are not permitted in the pool area, laundry rooms, restrooms or shower area.

 

B.         Swimming Pool:

1.          The pool is for private use. Only Tenants are permitted to use the pool and must sign up at the Park office for pool time. Tenants must pay an additional pool fee for Guests to use the pool and must accompany the Guest. The Park reserves the right to limit the number of occupants at the pool, and to deny access to the pool.

 

2.          No glassware, food or alcohol may be taken into the pool areas. Only manufactured swimwear may be worn in the swimming pool or spa. Wet suits are not permitted.

 

3.          All suntan lotions and like products are to be removed before entering the water. Tenant must protect the pool furniture by covering the furniture with a large towel.

 

4.          For health and sanitary reasons, all incontinent persons are required to wear swim diapers in the water.

 

5.          NO LIFEGUARD IS ON DUTY. Use the pool at your own risk. Children under the age of 14 must be supervised by an adult Tenant.

12.       PARKING

A.         Parking is limited to one (1) vehicle. Space permitting, Tenant may request a parking permit for an additional vehicle. All vehicles, including Guests, require valid parking permits

 

displayed and viewable through the front windshield. Customer designated spaces are only to be used when visiting the Park office for a business purpose. Blocking other Tenant’s RV Sites is prohibited, as well as parking on Park roads and on vacant RV Sites. No one shall park in another Tenant’s RV space without Owner’s written approval. No automobile may be stored on the RV Site. Tenants are not to park in front or back of their RV Site for more than fifteen (15) minutes. Parking violations may result in a fee of $25 for the first occurrence, $50 for a second occurrence, and $75 of any subsequent occurrence(s).

 

B.         ATV’s, motorized bicycles, scooters, golf carts, motorcycles, quads, dune buggies, or similar vehicles are allowed to be parked in the Site with Park’s written permission.

 

13.       MOTOR VEHICLES AND BICYCLES

A.            No vehicles leaking oil or any fluids shall be allowed in the Park. No maintenance, repair, or service work on any vehicle, boat, or RV is permitted.

 

B.         No vehicle may be driven in an unsafe manner. All traffic signs must be obeyed, and the

Park’s posted speed limit must be observed at all times, which is 5 miles per hour.

 

C.         Excessively noisy vehicles are not permitted in the Park. Do not run any engine for longer than four (4) minutes when the vehicle is stationary.

 

D.         Dune buggies, golf carts, motorcycles, quads, mopeds, off-road vehicles, motor or electric scooters, minibikes, power assist bikes and similar vehicles may not be operated in the Park.

 

E.         Bicycles may only be driven on the roadways and must obey all traffic and safety regulations. No skates, roller blades, etc., are permitted in the Park.

 

14.       CONDUCT

A.         Actions by any person of any nature, which may be dangerous or may create a health and safety problem or disturb others, are not permitted. This includes, but is not limited to any unusual, disturbing or excessive noise, intoxication, quarreling, bullying, threatening, fighting, immoral or illegal conduct, profanity or rude, boisterous, objectionable, or abusive language or conduct. The use or display of any weapon is expressly forbidden. Physical fighting will not be tolerated and will be considered a substantial annoyance.

 

B.         Radios, televisions, record players, musical instruments and other devices must be used so as not to disturb others and not permitted outside the RV.

 

C.         Trespassing is not permitted. Park equipment shall not be tampered with.

 

D.         "Quiet Time” in the Park is between the hours of 10:00 p.m., and 8:00 a.m. During these hours there will be no disturbing neighbors, use of power tools, noisy repairs and no construction or contractors are allowed in the Park unless specifically authorized.

 

E.         The Park’s streets shall not be used for the playing of games and sports without prior Management approval.

 

F.         The violation of any law or ordinance of the city, county, state, or federal government will not be tolerated.

 

G.         Tenant is responsible for the actions and conduct of Guests and invitees.

 

 

 

H.         Operation of Unmanned Aerial Vehicles (UAVs) or drones are prohibited from use by anyone in the Park.

 

I.           The use of fireworks in the Park is prohibited.

 

J.          Grocery store/drugstore shopping carts are not permitted in the Park.

 

K.         Garage sales, patio sales and/or moving sales are expressly prohibited with the exception of an estate sale that may be held in conjunction with the sale of the RV. Written permission must be obtained from the office and guidelines must be followed.

 

L.          Smoking is not permitted in and around the indoor Recreational Facilities, restrooms, showers houses or pool, or within twenty (20) feet of all common areas. Vaping is not permitted in and around the indoor Recreational Facilities or the pool or spa. So long as it does not disturb other Tenants, the legal use of marijuana is permitted in the Tenant’s RV. However, marijuana is expressly prohibited from being kept or planted in the RV, on the RV Site, or anywhere in the Park.

 

M.        The Park does not tolerate any illegal drug possession, use, and/or sale in the Park. Even a single incident of illegal drug possession, use, and/or sale in the Park by the Tenant or Tenant’s Guests and invitees shall constitute a substantial annoyance.

 

N.         Substantial Annoyance. Tenant agrees that conduct which constitutes a substantial annoyance to other Park Tenants within the meaning of Civil Code § 799.70(c), shall include, but not necessarily be limited to:

1.          Frequent arguments at Tenant’s RV Site (neighbor to neighbor disputes, domestic disputes, domestic violence, etc.);

 

2.          Any terrorist threats or racial/ethnic insults made to others, including Management staff or neighbors;

 

3.          Brandishing of any deadly weapon and/or discharge of any explosive device, including fireworks, or discharge of any gun including compressed air guns and “BB” guns within the Park, whether intentional or accidental;

 

4.          Frequent late night and early morning social or business gatherings at Tenant’s RV Site and any loitering at the Site or in the Park;

 

5.          The failure of Tenant pet owners to monitor and be responsible for their pet’s conduct;

 

6.          Law enforcement being called to the RV Site for any reason, including, without limitations to, domestic violence, drugs, prostitution, etc.

 

7.          Disturbing the peace by behaving in an unreasonably loud or disruptive manner outside the RV or anywhere in the Park and/ or unreasonably loud music at the RV Site night or day which is audible to others outside the RV and/or lewd or obscene behavior outside the RV or in the common areas;

 

8.          Open consumption of alcohol or other intoxicants and/or drunken or disorderly behavior whether at Tenant’s RV Site or in common areas;

 

9.          Unsafe driving within the Park including driving at an unsafe speed, failure to stop or yield, endangerment to pedestrians, children, and pets;

 

10.       Loud motor vehicle noises including modified muffler systems, car stereos and motorcycles going to and from Tenant’s RV Site;

 

11.       Frequent improper parking;

 

12.       Continuing failure to maintain the RV and RV Site, including landscaping, according to the Park rules and regulations and general Park standards;

 

13.       Causing any open fire, whether intentional or accidental;

 

14.       The uttering of profanity outside the RV or in the common areas loud enough to be audible to persons passing by;

 

15.       Allowing, to visit or live in Tenant’s RV, former resident(s) who have been evicted, or who moved out after having been served with eviction notices, for substantial annoyance and/or behavior rules and regulations.

 

15.         PETS

A.         Except for guide dogs, signal dogs, and other service dogs as defined by Civil Code § 54.1, permission must be obtained from Park Management to keep pets in the Park. Subject to Park Management permission, Tenants are allowed to keep three (3) pets at the RV Site. A pet is defined as one cat or dog or other animal as agreed to by the Owner that spend their primary existence within the RV.

 

B.         Tenant must register such pet with the Park and sign a Pet Agreement and Release. A photograph of the pet will be taken of the dog by Park Management. Owner reserves the right to deny Tenant a pet if there are an excessive number of pets in the Park, or if the proposed pet appears to present a threat to the health and safety or the general welfare of the Park or its Tenant. Should Tenant lose his/her pet, or should it die, Tenant must obtain permission for the new pet and register any new pet with the Owner.

 

C.         Management reserves the right to exclude dogs, cats or other pets that are not well cared for or handled by the owner, or that show aggressive behavior that may be a threat to people or animals. WARNING: Any Tenant whose pet barks, whines or cries for more than 5 minutes may be subject to a fee of $25 for the first occurrence, $50 for a second occurrence, and $75 for any other occurrence(s) at Park’s sole discretion.

 

D.           All pet owners must strictly adhere to the following rules:

1.          Unless in the dog park, Pets must be on a leash, not to exceed six (6) feet, when not inside the RV. Use of retractable leashes is prohibited within the Park.

 

2.          The Tenant is responsible for all pet feces. WARNING: If Tenant does not promptly pick up and dispose of pet waste, the Park reserves the right to charge Tenant a fee of $25 for a first occurrence, $50 for a second occurrence and $75 for any other occurrence(s).

 

3.          No permanent exterior pet housing is permitted in the Park. Only attractive removable fencing less than 4 feet in height that does not interfere with the air space for slide- outs in neighboring RV sites is permitted.

 

4.          Feeding of stray cats and other animals is prohibited.

 

5.          Pets over the age of two (2) years are to be spayed or neutered. In the event of offspring, Park management must be immediately notified and written permission of Park Management must be obtained for the offspring to stay in the Park for a temporary period not to exceed eight (8) weeks.

 

6.          Guests are not allowed to bring pets into the Park, without prior written approval by Park Management. Guests are responsible for picking up the pet feces, wrapping it, and placing it in the trash.

 

16.       RENTING, SUBLETTING OR ASSIGNMENT

Tenant shall not sublease, rent or assign Tenant’s RV, the RV Site or any rights or interest that a Tenant may have under Tenant’s registration and rental agreement with the Park.

 

17.       INDEMNIFICATION

Tenant and Tenant’s Guests acknowledge that Owner shall not be liable for any loss, damage or injury of any kind whatsoever to the person or property of any Tenant, Guest or invitee of any person caused by use of the Park, Park Facilities or RV Site, or by any defect in improvements erected thereon, or arising from any accident in the Park, or any fire or casualty thereon, or arising from any cause whatsoever, unless resulting from the negligence or willful act of the Owner.

 

18.       PARK OFFICE AND COMPLAINTS

For all life-threatening emergencies, or activity you believe to be a concern, call 9-1-1. The Park Office telephone is for business and emergency use only. Please do not telephone or contact Park Management after normal business hours, unless there is a maintenance-related emergency.

 

19.       SALE OF RV AND ADVERTISEMENTS

Tenant must notify Park Management in writing at least thirty (30) days of Tenant’s intent to sell the RV. No “For Sale” signs are permitted outside Tenant’s RV. Upon sale of the RV to a third party, the RV must be immediately removed from the Park, unless prior to the sale of the RV, the prospective buyer(s) is pre-approved by the Park and signs a rental agreement.

 

20.       INSPECTION OF PREMISES

Tenant agrees that they have inspected and have found all improvements and facilities to be safe and in good working order. In the event that Tenant finds anything not to be in safe and good working order, Tenant agrees to notify the Park immediately.

 

21.       REVISIONS OF RULES

Park Management reserves the right to add, delete, amend, or otherwise revise these Rules and Regulations at any time, and without notice.

 

22.       MAIL

The Park accepts Tenant’s mail and packages during Tenant’s occupancy at the Park. The Park will not forward or hold mail prior to arrival or departure. The Park is not responsible for lost or misplaced mail or packages.


 

Legal Notice

This property is privately owned and operated, and management reserves the right to refuse service to anyone.  Guest accepts RV Park camping privileges with the understanding that all parties do hereby waive any claims they may have for losses, damages, causes of action, and hereby fully release and discharge the RV Park, the property it occupies, its owners, officers, employees, agents and representatives of all liability for loss or damage, whether to property and/or bodily injury to his/her person arising from the use of these facilities, wild or domestic animals, natural or intentional disasters, or acts of nature.  To the greatest extent allowed by law, the Guest and all members or visitors of the renting party agree to indemnify, defend and hold harmless the RV Park, its owners, officers,  employees, agents and representatives from and against any legal action and/or any claims due to any of the above-mentioned circumstances.
