Hopkins RV Park
Terms and Conditions
1. Check-In Time is at 2PM CST. Early check in is by request only and will be based upon the occupancy of the site you have requested. If you will be arriving in the area early, please make arrangements until your site opens up at noon. We do not have a waiting area for those checking in early.
2. Check-Out Time is 12PM CST. You do not need to contact the office for check out, unless you need to pay for an after-hours check in.
3. Speed Limit The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a written warning. The second warning will require us to ask you to leave without refund. Safety is our number one priority for our guests.
4. Late Check-Ins are allowed at any time, please just contact the park for instructions.
5. If you are staying in our park for a month or longer, we require an agreement to be signed. Please contact park for more details.
6. Late Check-Outs The front desk may be able to arrange a late checkout, if available. Additional fees may apply. In order to ensure availability for incoming guests, please plan prompt departures.
7. Site Changes You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
8. Severe Weather - In case of severe weather, seek shelter in the bathrooms or the laundry room. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.
9. General:
a. The operation of a business on the RV Site or on the Property is prohibited.
b. Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.
c. Clotheslines are not permitted.
d. No major vehicle repairs will be permitted on the premises.
e. The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
f. We are on a water conservation program - year around - please do not waste water.
g. We reserve the right to evict any person(s) who does not comply with the rules and policies.
h. The number of persons occupying the recreational vehicle shall not exceed two (2) adults. A penalty of $100.00 per person will be enforced if the occupancy rule is violated. Additionally, the appropriate fee for the number of additional persons will be charged and computed from the Effective Date of your site rental agreement.
i. All Motorhomes, RVs or Travel Trailers must be ten year old or newer and in good working order approval will be upon visual inspection.
j. We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
k. Rugs bigger than 3’ x 2’ are not allowed as it kills the grass and we want your site to look good for both you and the next guest.
l. Charcoal grills, wood fire pits, deep fryers and tiki torches are PROHIBITED.
m. Propane grills and propane fire pits are allowed.
n. Blowup mattresses, sleeping bags and cots are not allowed outside.
o. Maintenance on RV’s or vehicles on property is not allowed.
p. All sites are to be kept neat and clean for the duration of your stay.
q. All trash is to be disposed of in enclosed trash receptacles throughout the resort.
r. DO NOT leave trash out overnight.
s. Your site must be kept liter free – including cigarette butts
t. Storage is not allowed under or around your RV
u. Site and Park Navigation - Please be respectful of your neighbor and do not walk between sites when navigating the park.
v. Do NOT wash campers or vehicles on premises unless you obtain a Wash Permit ($15.00) from the office. Washing RVs is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess.
w. A sewer hose “donut” or “L” connector is required
10. Electrical Use
i. You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
ii. Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
11. Visitors
i. All guests and visitors must register in the office upon arrival.
ii. Visitors are welcome at guest sites between the hours of 9 am & 10 pm, but they must first register at the office.
iii. Visitors are not permitted to stay overnight. All visitors are required to leave by 10:00 PM.
iv. Please check with the office before inviting any visitors. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.
12. Security:
a. Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.
b. Report any problems with your site to the Main Office immediately.
c. We adhere to and maintain all state, county, and local laws on property.
d. Quiet hours are from 10:00 PM to 8:00 AM.
e. Please be courteous to other guests around you.
f. Loud (If your neighbor can hear it) music or objectionable noise is not allowed at any time.
g. Inconsiderate guests will be evicted from park.
h. Profanity or violence towards other guests or Resort staff will result in immediate eviction from park.
i. Guests violating rules that results in eviction notice will not receive any refunds for their stay.
j. The use of Firearms of any kind is PROHIBITED in the Resort.
k. The use of archery, paintball, slingshots or air guns is PROHIBITED.
l. Fireworks of any kind are PROHIBITED.
m. Use of illegal drugs is PROHIBITED.
n. Only persons with a valid driver’s license may operate a motor vehicle in the Resort, including golf carts, scooters, etc.
o. Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.
13. Parking
a. Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges.
b. No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our garages or our bathroom and laundry room doors. Parking on the grass is not permitted at RV Sites
c. Trailers, Boats, and additional vehicles will cost additional fees for storage. A nightly registration covers 1 RV and 1 vehicle only.
d. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges.
14. Pets Polices
a. Two pet limit in Hopkins RV Park.
b. You must let us know if you have pets, AND their breed, prior to check-in by adding the breed to the SPECIAL NEEDS AND REQUEST box when you reserve. Digital proof of rabies shots is required in advance of arrival. You may email us with a photo of the proof of shots. (support@hopkinsrvpark.com) No aggressive dogs allowed. Hopkins RV Park does not allow ANY variation of Pitbull, Staffordshire Terrier, American Bulldog, Dobermans, Rottweilers, or more than 2 dogs per site. Any dog breed who shows aggression OR having the aforementioned breeds will prevent you from registering into the Park. Always watch your pet and keep them leashed while outside. You must clean up after your pets. Excessive barking, not picking up after a dog or any signs of aggression will not be tolerated. ALL dogs must be leashed and picked up after anywhere in the park.
c. No outside kennels or tie lines.
d. Leash - We ask that you keep your pets on a leash at all times. This helps you; your pet, and other guests and other guests’ pets stay safe
e. Pets may not be left unattended in our park. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pet’s well-being while you are away.
f. Cleaning Up After Your Pet - Be a good neighbor and please use the grass areas and clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites, please. Failure to clean up after your pet will result in you being asked to leave without a refund.
g. Pet Vaccinations - Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date and have been sent or turned in at the office at the time of check-in.
h. Barking - Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without a refund.
i. No exotic or oversized pets are permitted. This includes all reptiles or large birds
j. The resort is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).
k. Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
15. Trash Disposal
a. All trash bags must be completely closed and put completely into the trash container.
b. If trash can is full in one section, please find another section in the trash container.
c. No trash on the ground.
d. Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in the trash container.
e. You must break down all boxes before placing in the trash container
f. Failure to adhere to these rules may result in charges for disposal fees.
16. Laundry Room
a. Please do not leave your laundry unattened.
b. If you spill any soap or liquids please clean up after yourself.
c. All vents in dryers and washing machines must be cleaned out after every use.
d. No powder or pods allowed in washing machines.
e. No washing pet bedding of any kind.
f. Please only use a small amount of liquid in washing machines or it will overflow onto the floor.
17. Restrooms
a. For the comfort of all our guests, restrooms are open 24/7.
b. Make to pick up all trash in restrooms after you are done.
c. All toilet paper needs to be placed in the toilet.
d. Feminine objects and paper towels need to be placed in trash can.
e. Please do not hang from hooks or stand on the bench.
f. Please be mindful for the other guest that will follow in behind you.
16. FAILURE TO COMPLY WITH ALL RULES WILL RESULT IN THE TERMINATION OF THE SITE SERVICES AGREEMENT AND REQUIRE YOU TO VACATE THE PROPERTY IMMEDIATELY WITHOUT ANY REFUND.
