Terms of Service

CABIN & RV RENTAL GENERAL INFORMATION:

  • RV Site-Check in: 1pm - 7pm (June - September); 1 - 6pm (October - May). 
  • Cabins- Check in: 3pm.

We do not allow RV arrivals after our check in times. For cabin late arrivals, please call our office for check in instructions.

Car and tent camping is not allowed in our RV sites.

  • Check out: 11am.

We do our best to honor preferences; however, requested sites are not guaranteed.

This park enforces a Policy which does not allow RV's, truck campers or travel trailers over 10 years old without prior approval. RVs should have RVIA certification. RVIA certification is an inspection document that states a vehicle conforms to NFPA 1192 safety standards and qualifies as a "manufactured" RV, which is important for the safety of all our guests. Occasionally, exceptions can be granted by Resort Managers on a case-by-case basis for non-RVIA rigs which seem to conform to safety requirements and are of a design and style compatible with the If prior approval is not given, management discretion may be used at your arrival if we deem your RV does not comply with our Policy. Exceptions may be made for beautifully maintained rigs. You are encouraged to send photos of your RV before your arrival to ensure you will not be turned away and your payment not refunded.

TENT SITES

Tent sites are first come, first served. Car camping is not allowed in our tent area. ONE PET PER TENT SITE. Because we offer community tenting areas, we enforce a no-nuance pet policy. You will be asked to leave if your pet is creating a nuance.

CABIN RENTAL POLICY

While in the cabins, please remember the following:

  • SMOKING, VAPING and MARIJUANA USE is not allowed in our cabins.  If evidence / observation of violating the smoking policy, a $200 fee will be added to your bill.
  • Maintenance Fees as a result of flushing anything other than toilet paper down the toilet may be added to your bill.
  • No grilling on the deck of the camping and deluxe cabins for fire safety.
  • Do not leave the doors open or remove the screens, as it will attract bugs and possibly animals into the cabin.
  • Tents are not allowed next to cabin rentals or in RV Sites.
  • All items in the cabin are inventoried before your arrival and at your departure. Missing items from the cabin will be charged back to your card on file.
  • If you bring a pet into any of our non-pet friendly cabins, a $200 cleaning fee will be collected.
  • Maximum length of stay during the peak season is 14 days in all our Cabins. Please contact the office if you would like to a longer visit.

ELECTRIC VEHICLE POLICY

  • A $6 daily fee will be added to your reservation.
  • EV's may only be charged in an RV Sites and only by registered guests.
  • Monthly and metered guests will not be charged the daily EV fee.
  • Level III charging is not permitted.
  • Before charging your EV you MUST unplug your RV from the pedestal. You are responsible for any NON UL LISTED charging equipment used to charge your EV. Any damage to the pedestal is the guest responsibility. Riverbend Park, LLC is not responsible for any damage to your vehicle or charger. These procedures are in compliance with NEC code recommendations.

GENERAL RULES & POLICIES

These rules are written so that everyone will have an enjoyable and safe stay. 1. SPEED LIMIT throughout the campground is 5 M.P.H. We realize that this is ridiculously slow. If you do not feel that you are driving ridiculously slow, then you are driving too fast. Motorcycles, ATV’s and cars should be driven to and from campsites only. Please remember that you share the road with bicyclists and pedestrians. This is for everyone's safety and to keep the park a pleasant environment for all of our guests.  2. ALL RVs AND VEHICLES shall comply with applicable statutes, regulations and codes. All RVs shall be tagged and registered. RV’s cannot be older than 10 years old, unless they have been fully restored and considered “vintage.” All sites are provided with 50 amps so no generators are to be running, unless there is a power outage. Other than RV use, no other uses of water or sewer sources are permissible. A $25 fee will be charged for washing your RV. Please call the office before washing your RV. 3. BICYCLES AND SCOOTERS must not be ridden after dusk and should be ridden under control at all times. Vehicles and bicycles should always use caution and yield to pedestrians. 4. PARKING is not allowed in empty sites. All RV's must be parked as instructed by an Riverbend RV Park Staff Member. Our policy is to guide you into your space in order help you maximize the space in your site and avoid any problems. Parking of tow vehicles should not obstruct the main road in front of your site. If your trailer is too large to fit into your site, please ask us about available overflow trailer parking and we will be glad to assist you. 5. QUIET HOURS are from 10pm until 8am. Please have consideration for camping neighbors-always. Remember TV and radio sound travels. Many families prefer a more natural setting. If you must have your TV outside, please place it as discreetly as possible, so those who are not interested in your TV may enjoy their time as well. Relax and “listen to the quiet”. 6 BATHROOMS & SHOWERS are closed daily for cleaning. Hotubs and pools are not allowed. 7. LAUNDRY ROOM is open from 8am - 8pm. Please do not hang clotheslines. 8. DAY VISITORS AND GUESTS must register at the office. (STATE LAW) All Park rules apply to guests and they must leave by 10pm. Visitors and guests will be charged $5.00 per person to give them access to the Parks facilities. Restroom and laundry are for paying guests only. 9. TRASH is to be placed in containers provided. No trash is to be left outside for any time. Guests shall keep the perimeter of their unit clean, tidy, and rubbish free. Our Outdoor Living Space policy will be enforced.10. GRILLS are not furnished in every site, but you are welcome to bring a propane or charcoal grill, but please do not grill on the picnic tables for safety reasons. 11. CHILDREN are the parents’ responsibility. Please accompany small children to restrooms. Children must be accompanied by an adult after 10 pm. 12. FIRES should be kept small and under control at all times so that the heat does not damage the above and surrounding foliage. BUY IT WHERE YOU BURN IT: Firewood can carry invasive insects and diseases that can kill native trees. New infestations of these insects and diseases can destroy our forests, lessen property values, and cost a great deal to monitor, manage and control. PLEASE PURCHASE FIREWOOD AT THE PARK. Please do not burn trash. Open fires are permitted in fire ring only and should be extinguished by 10 pm. Fires are the responsibility of the campers and should be completely extinguished prior to the user leaving the campsite. Any local, state or federal government regulations shall supersede campground regulations. 13. THE CONSUMPTION OF ALCOHOL shall be done in a responsible manner. Drunkenness, use of illegal drugs, and disorderly conduct will not be tolerated. Alcoholic beverages are to be consumed by adults 21 years of age only. Those offending will be evicted from the campground. Anyone using illegal substances will be asked to leave the campground immediately. 14. SMOKING, VAPING AND MARIJUANA is not permitted in cabins, bathrooms, the laundry room and the office within the Park Property. Smoking marijuana in outdoor and indoor public places is illegal in Colorado. All common areas in the Park are designated Smoke-Free areas. We request that if you are smoking outdoors, that you are aware of the effects of second hand smoke and are considerate of your neighbors health and well being. If evidence / observation of violating the smoking policy, a $200 fee will be added to your bill. 15. FIREWORKS are illegal and not allowed in the Park. 16. TREES are a natural beauty. Please do not harm or tie pets to the trees and vegetation that live at the campground. And, please do not throw hot grease or chemicals on the grass. 17. TENTS and “easy-up”-type structures are for temporary use only, limited to seven days. Manager can approve more substantial, semi-permanent shade structures, in accordance with the individual property guidelines. Hot tubs and pools are not allowed. Additional tents for sleeping may NOT be set up in RV sites. 18. POLITICAL FLAGS and/or signs, other than the US flag, are not to be displayed or seen from outside. 19. SECURITY: Riverbend RV Park is monitored by video and audio surveillance.  Do not share the gate code with unregistered guests. Management resides on the property and strictly monitors and enforces campground rules and regulations.  Local law enforcement also routinely drives through the campground. Please notify management of any security concerns. 20. SAFETY & DISCLAIMER: Please secure your own valuables. The park is not responsible for loss or theft. Trespassing on sites or adjoining property is prohibited. Discharge of fire arms and fireworks are not permitted. The park is not responsible for any accidents or injuries resulting in or around the park. No company may perform any service unless it is pre-approved in writing by the manager. Any permitted service shall be the financial responsibility of the Guest. Any damage to the park or its improvements is the financial responsibility of the Guest whether caused by the Guest, the Guest’s guests, licensees or invitees. Unlawful drug use is not permitted. The facilities of Riverbend RV Park are available for renters and their guests.  All persons using these facilities do so at their own risk.  The management or owners will not be responsible for accidents, injuries, or loss of property by fire, theft, wind, or any unforeseen acts beyond their control. All guest are required to read and sign the Park’s Term of Service. 22. EMERGENCIES: Report any emergencies, issues or complaints to the campground attendant.  When attendant is unavailable, or in extreme emergencies, contact the Sheriff’s Department 970-252-4023 or call 911.

PET POLICY

ALL PETS should be campground friendly and understand the pet rules. We are animal lovers, very fond of pets and appreciate the fact that people recognize their pets to be an integral part of their family. We ask that you please obey and respect the following Riverbend RV Park Pet Policy out of respect to all fellow campers and pets. 

  • To prevent injury to your pets please keep them on a leash (no greater than 6 feet) at all times. 
  • For health and safety reasons, dogs are not allowed in campground buildings. 
  • Please do not leave your dog unattended outside your camper. 
  • Any dogs showing aggressive behavior will be asked to leave and you will not be given a refund. 
  • You are held responsible to pick up after your pet. 
  • Motorhomes and hard-sided travel trailers with air-conditioning, are allowed a MAXIMUM of 2 dogs. We will allow three dogs if they are each under 20 lbs. NO agressive dogs, regardless of their breed are allowed in our Park.
  • Please show respect to your neighbors by not allowing your pet to bark and disrupt their peace and privacy. If a barking problem persists Riverbend Management may request the dog to be removed from the property.

Service Animal Policy

Our park welcomes visitors with service animals. The ADA and Colorado law define a service animal as a dog that is individually trained to perform tasks or do work for the benefit of a person with a physical or mental disability. (In some circumstances, a miniature horse who is individually trained also qualifies as a service animal.) The tasks or work the animal does must be directly related to the person’s disability. Service animals are “dogs that are individually trained to do work or perform tasks for people with disabilities,” according to the Revised Americans with Disabilities Act Service Animal Requirements. Our Pet Policy applies to service animals with the following exemptions:

Service animals in a working capacity are allowed in all public areas of the park when accompanied by a visitor with a disability; and,

Service animals should be harnessed, leashed or tethered unless such devices interfere with the service animal’s work, or if the visitor’s disability prevents the use of these devices. In that case, the visitor must maintain control of the animal through voice, signal or other effective controls.

We understand that service animals may need recreational breaks; therefore, if a service animal is not working (e.g., running around, playing fetch, etc.), it is only permitted at designated pet locations.

Neither the ADA nor Colorado’s service animal law includes pets or what are often referred to as “emotional support animals”: animals that provide a sense of safety, companionship, and comfort to those with psychiatric or emotional disabilities or conditions. Although these animals often have therapeutic benefits, they are not individually trained to perform specific tasks for their handlers. Under the ADA and Colorado law, owners of public accommodations are not required to allow emotional support animals, only service animals.

All guests are responsible and liable for any personal injury or damaged caused by their pet with regards to another Guest’s personal property or person, as well as caused injury to guests of another Guest. Guests are also responsible and liable for any personal injury or damage caused by their pet to outside contractors, lawn care people, maintenance people, meter readers, etc. and their property, as well as Riverbend RV Park employees and Property. All domestic household pets are required to be inoculated according to all applicable laws, regulations and ordinances and shall wear identification tags. If you or your guests are observed by Riverbend RV Park owners or staff to be in violation of our policies, one verbal warning will be issued. A second violation of our policies will result in an immediate eviction from the park with no refund or camp credit.

Terms of Service

IN CONSIDERATION for accepting my reservation/registration to stay at the Riverbend RV Park and Cabins (“Riverbend Park”), I agree as follows: I agree to fully abide by the Park Rules and Policies (“Park Rules”) and agree to be responsible for causing my family, children, friends, invitees and guests, to fully abide by the Park Rules, including those rules and policies posted at the Riverbend Park or otherwise communicated in any manner by Common Trails Property Management Inc., Riverbend Park’s management company (“Management Company”). I understand and agree that these Rules may be changed or modified from time to time by the Management Company. I further understand and agree that Riverbend Park does not give credit or refunds due to the discomforts of nature or the whims of Mother Nature or for early departures. Also, Guest(s) acknowledges and understands that he (she) is a licensee of the Owner and not a tenant; and that he (she) is not acquiring any interest in the property. I understand that Riverbend Park’s cancellation policy varies, depending on the timing of the cancellation notice in advance of the reservation date, and is stated in the Park Rules. As a participant in a recreation activity, including but not limited to camping at the Riverbend Park, I agree that I am solely responsible for being prepared, for having proper equipment, for acting safely and within the limits of my ability, and for heeding all warnings regarding participation in the activity. I agree to maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury or harm to myself or to others.  I further agree that I shall be responsible for the actions, inactions and safety of my family, friends, guests, invitees and pets while they are at the Riverbend Park. I HEREBY RELEASE, WAIVE, DISCHARGE, AND COVENANT NOT TO SUE Management Company, its owners, officers, directors, employees, representatives and agents and Riverbend RV, LLC and its members and managers, and their respective heirs, personal representatives and assigns (collectively, “Park Releasees”), from any and all claims, causes of action, judgments, awards, losses, liabilities, damages or cost (including attorney fees and cost) that I or my family members, friends, invitees or guests may incur or suffer, including as a result of injury or death, and loss or damage to property relating to, or arising out of, the use of and/or presence on the Riverbend Park, the facilities, amenities, golf carts, rivers (including, but not limited to, kayaking, tubing and swimming), and any dangers and hazards associated with acts of nature such as changing weather conditions, high winds, thunder and lightning, temperature fluctuations, falling trees, tree limbs, ice, or encounters with wildlife, and the actions or inactions of any third party. I HEREBY AGREE TO INDEMNIFY AND HOLD HARMLESS Company Releasees from and against any claims, causes of action, judgments, awards, losses, liabilities, damages or cost (including attorney fees and cost) that any Company Releasee may suffer, incur or pay which is caused by, relating to or arising out of the presence and use of the Riverbend Park by me, my family, friends, invitees, guests and pets, for any breach of the covenants and agreements set forth herein or in the Park Rules, and as a result of any legal action or suit brought by me, my family, friends, guests and invitees, or their respective personal representatives or assigns against any Company Releasees. As a courtesy, representatives of the Management Company, if so requested, may but shall not be obligated to assist with directing me to my designated campsite.  I understand and agree that it is my sole responsibility to ensure that the site will accommodate my specific trailer/RV and that I will not hit any branches, bollards, trees, etc. when positioning my trailer/RV on the campsite. I agree to indemnify and hold Management Company and Riverbend RV, LLC harmless from any loss, liability, damage or cost (including attorney’s fees and costs) that may result from my positioning my trailer/RV onto a campsite, regardless of the assistance or lack of assistance of any representative of the Management Company. Furthermore, I agree to release, waive, discharge and covenant not to sue Management Company for any and all liability, loss, or property damage relating to a representative of Management Company assisting/directing me to or into my campsite. The Riverbend Park is privately owned and THE MANAGEMENT COMPANY RESERVES THE RIGHT TO REFUSE SERVICE/OCCUPANCY to anyone for any reason except for those prohibited by law. Management Company and Riverbend RV, LLC reserves the right to require, for any reason and in their sole discretion, any person or party to immediately vacate and leave the RV Park based on violations of Park Rules or on behavior management deems inappropriate or disturbing to others. I represent that I have read these terms and the Park Rules and agree to fully comply with such terms and rules. If myself or a guest are observed by Riverbend RV Park owners or staff to be in violation of our Rules and Policies, one verbal warning will be issued. A second violation of our policies will result in an immediate eviction from the park with no refund or camp credit. In addition, I understand that I am responsible for the actions of all persons, registered or unregistered, in my party, including but not limited to family members, friends, guests and invitees that visit during my stay. On behalf of each person in my party, I grant Management Company and Riverbend RV, LLC and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose. I understand that I am and remain personally liable and agree to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me.  If I fail to pay the total due, I agree that Management Company may either cancel my reservation, or charge any remaining balance owed to any credit or debit card on file with my reservation. I addition, I agree to pay any damage charges or other amounts owed by me in accordance with the Park Rules, and authorize the Management Company to charge all such amounts to the credit or debit card on file.  Finally, in the event any amounts due and owing to the Management Company remain due and owing after 30 days, I agree to pay a late fee equal to 10% of such amount plus pay interest on such amount at the maximum rate permitted under state law.

IN AN EMERGENCY, NOTIFY THE MANAGEMENT COMPANY AND CONTACT HELP AS SOON AS POSSIBLE. Children less than 16 years of age must be accompanied by a parent or guardian (i.e. an adult who is responsible for the children and their behavior) when such children leave the designative campsite.  THERE IS NO SUBSTITUTE FOR ADEQUATE SUPERVISION.
