Pets -
A maximum of two (2) non-aggressive pets are permitted. Pets over eighty pounds (80 lbs.) are not permitted. Breed and weight restrictions will be enforced. Additionally, no excessive barking will be permitted. Pets must be leashed at all times when outdoors and are not to be left unattended while outdoors. Immediate cleanup of pet waste is required. Do not allow pets to walk and/or relieve themselves on occupied or unoccupied RV sites. Pets are NOT allowed in ANY buildings or inside the pool gates. Failure to follow pet rules will result in a warning and possible eviction.
Community Management’s insurance carrier does not permit the keeping of the following breeds of
animals: “Pit-Bull” type breeds, American Staffordshire Terrier, American Bulldog, Bull Mastiff, any breed
of Mastiff, Rottweiler, Doberman Pinscher, Skita, Chow, Wolf Hybrid animals, all breeds of Husky, Presa
Canario, Eurasier, German Shepherd, Alaskan Malamute, Rhodesian Ridgeback, Samoyed, Dalmation,
Shar-Pei and Great Dane and as such, due to the risk of loss of coverage and the potential for cost
prohibitive increases in Community Management’s insurance premiums the keeping of these types of
animals is prohibited.NO REFUNDS WILL BE ISSUED FOR FAILURE TO FOLLOW PET GUIDELINES. If you have any questions regarding animal breeds or restrictions please call the campground immedaitely upon reading this. All pets must have vaccination records at check in.
Any dog with a history of biting or aggressive behavior will not be permitted.
Excessively noisy pets or dogs may result in removal from the facility.
Pets are not allowed to be tied up at the campsite. Pets must be on a leash and that leash is attached to the owner at all times.
Animals are not to be tied to trees, picnic tables, or building posts.
All pet owners are 100% responsible for their pet(s)’s behavior and actions. Please clean up after your pets!
Schroon River RV Resort, LLC Rules and Regulations
Schroon River RV Resort, LLC. has adopted the following rules and regulations pertaining to the use of facilities and conduct with the Resort by Guests, their families and visitors. The rules and regulations will enable all guests, their families, and visitors to realize maximum enjoyment from the use of the resort facilities at our resorts, while simultaneously protecting the health, safety, and privacy of all users. These rules and regulations may be amended from time-to-time by management without prior notice.
Guest Rules
Guests are responsible for making certain that their children, as well as any visitors, obey all resort rules. Any damage to resort property will be the responsibility of the guest. These rules may be modified, amended, or deleted as Schroon River RV Resort, LLC. deems appropriate. The following rules serve as guidelines and are not all inclusive. It is the intent of Schroon River RV Resort, LLC. to make known all rules which ensure the maximum enjoyment of your stay at Schroon River RV Resort, LLC. It is the guest’s responsibility to be aware of all required rules and regulations. Enforcement
Resort Management reserves the right to immediately address, evict, and possibly suspend any guest or visitor who is found to be violating any of these Rules and Regulations. Please enjoy your stay and follow the rules for the health and safety of all visitors.
Check-in & Check-out
Check-in for all reservations is 12 pm.
Failure to arrive by midnight on the date of the reservation may result in the forfeiture of your reservation unless confirmation of the late arrival is received on the date of check-in.
Check-out for rental units is 11 am and for campsites is noon.
Tenants, registered campers, and authorized occupants who would like to request a later check-out or extend their stay at the campground must go to the campground office before 10:00 a.m. on the date they are scheduled to check-out and make the request in-person to campground personnel.
Registration
All campers are required to register before selecting their campsite. This is very important for you and us.
Rental accommodation keys are available upon checking in at the store.
Site Selection
Campsites are selected when you make your reservation, please contact the office if you would like ot change sites.
Visitors may not enter the resort until the guest they are staying with has arrived at the resort.
We reserve the right to move you from one site to another if it becomes necessary.
Vehicle Passes & Usage
Upon entering the Resort, please produce your vehicle pass so that the dates may be checked.
Every vehicle must have a valid vehicle pass for their current stay or day visit.
Two vehicles are allowed on each site. Additional vehicles may be allowerred per management discretion and at an additional fee.
Vehicle usage may be restricted in the Resort, at times, due to certain activities and/or functions through the Resort. This will ensure the safety of children and others. Prior notification of these events will be provided.
Outside guests are required to depart by 11:00 p.m
RV Parking
On pull-through sites, the camper must be situated so that the hook-ups are at the rear.
RV must be parked on designated paved or gravel areas.
Guests may have one RV/Camper and as many as one tent on a site. A maximum of 6 total guests may be together on a site.
Utility trailer & boat parking
Only passenger vehicles and campers (RVs, fifth wheels, travel trailers, campers, and tents) are allowed on campsites. All utility trailers, boats and the like must be parked in designated parking areas. Car dollies can be stowed under your motor home. If capacity is an issue, on-site parking may be allowed based on management discretion. A nightly fee will be charged to store at the designated areas on properties.
24-hour Leave Rule
If you will be away from your campsite for more than 24-hours, you will need to notify the management office and give them the name and number of someone to call in case of an emergency.
Alcohol
Alcohol will not be consumed by minors under the age of 21 under any circumstances. Management and its representatives have the right to ask for ID to verify age.
Any alcohol-related disturbance or incident will be treated as a serious offense. Schroon River RV Resort, LLC. reserves the right to prohibit the consumption of alcoholic beverages at any function or activity and restrict the use on the resort or in any building, as deemed appropriate by management. Open or exposed alcoholic beverages will not be taken into the store, pool area, any enclosed building and office or area when it could become a nuisance to others.
Driving with an open alcoholic container, and/or under the influence of alcohol or drugs is prohibited.
Tobacco
No tobacco use (smoking, vaping, chewing tobacco) is permitted in any public areas of the resort. This Includes, but is not limited to the comfort state, laundry and shower rooms, pool area, office area, pavilions, and rental units. Tobacco use under the age of 18 is strictly prohibited. This policy is in accordance with state law.
Drugs
Schroon River RV Resort, LLC. maintains a family-friendly environment in our resort. To this end, the use of drugs is strictly prohibited.
Waste Disposal
Tenants and registered campers are required to keep their lots/sites clean and clear of all trash, garbage, and refuse at all times. Cigarette butts must be fully extinguished before disposal and must be placed in proper receptacles. Tenants and registered campers are required to place their trash/garbage/refuse in bags. Tenants must dispose of trash accumulated in appropriate receptacles/dumpsters provided by the Resort, which are located within the trash and recycling area of the Resort. Burning trash/garbage/refuse is strictly prohibited. Tenants and registered campers may not leave trash/garbage/refuse on their lots/sites all day or overnight. Household cooking grease, hazardous materials, and any other materials which are required to be disposed of in accordance with any local, state, or federal law or regulation, must be properly disposed of in accordance with such applicable local, state, and/or federal regulation and may not be poured down drains. Disposal of hazardous waste, oil, fuel, etc. within the Resort or in receptacles/dumpsters provided by the Resort is strictly prohibited; all persons needing to dispose of any such substances must contact the necessary governmental authorities and make all necessary arrangements to dispose of same. Flushing of disposal wipes (e.g. baby wipes, Clorox wipes) and menstrual products is strictly prohibited as it causes damage to the sewer system.
Fireworks
Fireworks are prohibited within the Resort.
No fireworks that leave the ground or boom/explode are allowed anywhere in the resort.
Quiet Hours
Quiet time is from 11 pm until 8 am. At all times, guests and visitors are requested to be considerate of those around them. Outside guests are required to depart by 11:00 p.m.
Excessive or unnecessary noise created by construction, music or vehicles with loud or modified exhaust will not be tolerated.
Bathhouses
Bathhouses are not to be used to clean pets or recreational equipment; they are for your personal use only.
Pets -

Campfires
Campfires are restricted to the fire rings only and must always be attended.
Campfire rings are not to be moved.
Only firewood is to be burned in the fire reigns. No treated lumber, building materials, or trash are to be burned.
No trees are to be cut down for firewood. Chainsaws and other tools used for cutting wood are not permitted to be used in our resort. You may not bring your own firewood to the resort, but you may purchase it on site.
Bonfires, tiki torches, and all other open-flame fires outside of approved fire rings are strictly prohibited on individual campsites located within the Resort.
Motorized Vehicles
Non-licensed electric or gas scooters/mopeds, golf carts, or motorized bikes must be registered at the store and have an authorized tag attached.
Scooters and motorcycles must be licensed.
Personal golf carts and UTVs (side-by-sides) may be operated by anyone 18 years or older who is in possession of a valid driver’s license and has proof of liability insurance on the transportation.
See golf cart rental agreement for the rules of operating a rental golf cart.
All scooters, cart and motorized bikes with no lights must be back at the site by dark.
All motorized vehicles are to be driven on the park roads only unless the area is designated otherwise. They are not to be driven through campsites, on nature trails, sidewalks or lawns.
Driving Safety, including Motorcycles
No parking on unoccupied sites.
Vehicles must be parked completely off the road for safe passage of other vehicles and RVs.
Golf carts and mobility scooters are permitted.
Motorcycles are allowed for ingress and egress only.
Management has discretion to limit/restrict any other motorized vehicles on the property including ATVS, Dirt Bikes etc at anytime.
Speed Limits
The speed limit within the Resort is five miles-per-hour (5 Mph), and all tenants, registered campers, authorized occupants, guests, and Resort employees are required to obey all stop signs, one-way directional arrows, and traffic laws while driving within the Resort.
Skateboards, Scooters, Bicycles and Hoverboards
No bikes, roller blades, skateboards, scooters, or hoverboards on any sidewalks, building ramps, or under pavilions.
Anyone under 18 on a bike, roller blades, skateboard, scooter or hoverboard must be at campsite/rental units by dark. A child 5 or more years of age, but less than fourteen years of age, must wear an approved helmet.
Bicycles should be secured and locked by bicycle owners. Landlord will not be responsible nor liable for any damage caused to any bicycles kept within the Resort, nor will Landlord be responsible or liable for the theft of any bicycles from the Resort.
Attachments
No nails or screws are to be put into trees, and clotheslines are not permitted.
Hammocks are allowed, if they do not damage trees. No screws are allowed to be used to hang hammocks.
Pool Rules: IMPORTANT: No lifeguard on duty; swim at your own risk.
Posted pool rules and regulations must be strictly adhered to and followed by all tenants, registered campers, authorized occupants, and registered guests.
Absolutely no running in the pool area.
Anyone under the age of 16 must be accompanied by an adult 18 years of age or older.
Escape does not provide lifeguards. Swimming is at your own risk. Guests unable to swim must wear a lifejacket or other life preserving device.
All guests and visitors must shower before entering the pool.
No squirt guns, water balls, hard balls, rafts/boards, or frisbees in the pool area.
No jumping, diving, splashing or horseplay in the pool. This is for safety reasons and respect for others in the pool.
Glass containers of any type are not allowed in the pool area.
Food and/or drinks (non-alcoholic) are allowed in the pool area but not in the water.
Bring your own towels to the pool area so you can dry off before exiting the pool area. No wet clothes are to be worn indoors.
Pool guests not potty trained must wear swim diapers.
Smoking is prohibited in the pool area.
All recreational Resort facilities, including the Resort clubhouse and pool, are to be used at the sole risk of Resort tenants, registered campers, authorized occupants, and registered guests. Landlord will not be responsible nor liable to tenants, registered campers, authorized occupants, registered guests, or any other individuals for any accidents, incidents, injuries, or property damage that occur in, on, or around Resort facilities (including, but not limited to the pool area), unless such accidents, incidents, injuries, and/or property damage is/are the direct and proximate result of Landlord’s negligence.
14. Never Swim Alone. A minimum of two adults18 years of age or older, must be oresent whenever this swimming facility is in use, with at least one adult on the pool deck
15. There is no substitute for adequate supervision. Children under 16 years of age must be accompanied to the bathing facility by a parent or guardian, or similar adult responsible for their safety and behavior
16. In a emergency, notify the facility operator and contaact help immediately. A free telephone is provided at the Pavilion. Telephone numbers for the nearest emergency medical service are posted.
17. Only use this facility during posted hours of operation and swim only in the designated bathing area.
18. Don't drink alcohol and swim.
Paddle Boats, Paddleboards, & Kayaks
The following rules have been put in place for the safety of our guests and our staff. Violation of these rules may result in forfeiture of use.
Must be checked out by a guest with a driver’s license or ID card at the designated area. Visitors will also be asked to fill out and sign a liability/consent form.
Children 9-13 years old may operate the water equipment alone if they are accompanied by an adult who is on the water with them for supervision. Children 14-17 years of age may use water equipment without an adult present but cannot accompany anyone under 14 years of age. The usage form for water equipment must be signed by the guest. If a guest aged 18+ is using the water equipment, both the guest and the visitor must sign the form(s).
No jumping, diving off, or fishing off the boat docks.
Lifer preservers must always be worn by all on paddle boats and Kayaks.
No “horse playing” or risky behavior is permitted: boats are not to be run into each other or into the docks.
Hunting
Hunting of any type is not permitted on the resort property.
Hunting arms and weapons shall be unloaded, cased, locked and stored in accordance with our firearms policy while on resort property.
No field dressing animals on resort property.
Firearms
The possession of firearms or other weapons in the resort is prohibited, except for hunting weapons which must be cased, unloaded, locked and stored in your unit while on the Resort.
The use of pellet guns, BB guns, air guns, and paintball guns is strictly prohibited within the Resort.
Fishing
Fishing at the ponds is catch-and-release only. Fishing on the Schroon River may be kept in accordance with the law.
Please properly dispose of your fishing remains in a sealed container into the dumpster.
Tent
Each site can have a camper and one sleeping tent on it. Without a camper, a site can have up to two sleeping tents on it.
Up to one tent is allowed on a site with a rental unit, as space allows.
Schroon River RV Resort, LLC. Reserves the right to designate tent sections of the resort in the future.
Selling Items in the Resort
No selling of any items in the resort without written permission in advance by a manager.
Storage
RV storage is available at the resort for a fee.
A current storage contract, including proof of insurance, must be signed and on file. Please reference the storage contract for specific details.
Payment for moving an RV or camper in and out of storage must be made at the time of reservation.
Parties & Group Events
A maximum of 10 people including the guest may be on the properties together at any given time.
Small events may be permitted by a manager on a space available basis, specifically in the off-season for an additional fee.
Washing Vehicles
The washing of vehicles and RVs is not permitted on the properties. Seasonal RV’s may wash during specified times of the season at opening and close. Refer to Management for those specific times.
Waste Disposal
All guests on sewer sites must have a 90* sewer connector attached to the hose which connects to our sewer drop. Guests will be responsible for ensuring that the connection is sealed. If you do not have the proper material to make the connection, you will have to disconnect.
You are responsible to clean up any mess or spillage at the dump station.
Dump outs are to use the Dump Station and follow posted rules.
Mail & Postal Service
Mail/Postal Service is not offered at our resort.
Package delivery service is not accepted at the resort. You are encouraged to locate the local delivery service near the resort for any packages or mail you wish to receive or send.
Resort Employees
Resort employees report their management and are not subject to the individual direction or control of any guest or visitors. No guest or visitor shall reprimand, threaten, strike, mistreat, harass, or verbally abuse any resort employee at any time. Any issues with an employee(s) should be brought to the management’s attention immediately.
AC, Electric Heater, & Generator Use
Guests may not leave the Resort and leave any air conditioner or electric heater running and unattended due to safety and utilities conservation, regardless of the reason or season.
Generators may only be used in the event of a power outage within the resort. In such situations , they may operate during quiet hours (11 pm - 8 AM). Once power has been restored, generators must be turned off.
Marketing and Sales Policies Regarding Guests and Visitors
The marketing and sales efforts at our resorts are designated to promote and create new guests for the Resort. These efforts are very important for the growth and development of the resorts.
Guests and visitors should use their best efforts to support the marketing and sales programs in a positive manner to help the resort grow.
Guests and visitors are not to interfere with marketing and sales efforts in any way deemed negative by the Resort(s). Any guests or visitors interfering with these programs, or any of our sales, guests and or visitors may be asked to leave the resort and face other possible actions. These negative actions include, but are not limited to, communications and actions at the Resort(s), public and private forms of communications, including social media posts of any type, which may have a damaging effect on the Marketing and Sales programs.
Social Media, Page(s), and Group(s) Policies
Our resorts feature separate Social Media Pages, including Pages on Facebook, for the benefit of sharing staff, guest and visitor communications, photos, and experiences. These Pages will also be used for promotional purposes by the resort(s) from time to tim to create new business. We expect all guests who participate in these Pages to communicate in a positive and proper manner, without profanity, negativity, and violation of our policies or the Social Media Page(s) policies. Any guest(s) or visitors(s) not following the rules, or are creating issues, or are harming the Marketing and Sales efforts will be removed from the Page(s) and will not be able to participate in the future.
There is to be no solicitation of any type, including any project, material, or item, in any manner, to be displayed or advertised on these Pages.
We welcome our guests and visitors to post their fun family photos on our Social Media Pages. We reserve the right to use any of your photos posted on our pages for promotional materials and purposes.
Any Public or Private Social Media Group Page bearing all or part of the Resort or Company name, past or present, included in its name, title or description, may not be created, an/or operated by any person(s) without written permission in advance by an authorized Resort or Company Manager. We do not give permission or authorization for such a Page or Group to be operated by a third party, publicly or privately, without our written consent in advance and we reserve the right to take action against those who do so without our permission.
Prohibited Conduct Within The Resort:
The following conduct is expressly prohibited by tenants, registered campers, authorized occupants, registered guests, and all other individuals while on Resort property:
Engaging in conduct that is disruptive to the peace, quiet enjoyment, and/or comfort of others.
Excessive noise.
Using profanity or foul language.
Lewdness.
Fighting.
Public intoxication.
Threatening any individual(s) within the Resort.
Engaging in illegal or disorderly conduct.
Engaging in conduct that constitutes a nuisance or safety hazard.
Brandishing or discharging weapons within the Resort.
Illegally possessing, using, or dealing controlled substances as defined in accordance with local and state laws.
Damaging Resort property.
Storing fuel, oil, and/or other flammable, combustible, or hazardous materials within individual campsites.
Violating any statutes, ordinances, building codes, fire codes, traffic laws, and/or health-safety laws.
Violating Resort Rules & Regulations.
Other Resort Restrictions:
No peddling, soliciting, or commercial enterprise is permitted on Resort property or within individual campsites.
Resort tenants, registered campers, authorized occupants, and guests are prohibited from making any repairs to vehicles of any type, campers, trailers, boats, watercraft of any kind, motors and other equipment on Resort property without express authorization by Landlord.
Decorative lights may only be placed on the personal property of tenants and registered campers, but not on any structures, trees, landscaping, or Resort property.
Tenants, registered campers, and authorized occupants are strictly prohibited from storing any personal property outside of or underneath their RVs.
Only furniture specifically designed for outdoor use is allowed to be placed outdoors within individual campsites.
Garden hoses must be stored on hose reels or otherwise neatly stored when not in use.
Sewage equipment must be properly stored in order to avoid noxious smells and health risks.
Tenants and registered campers are prohibited from erecting fences or other barriers on individual campsites without express written authorization from Landlord.
Tenants and registered campers must obtain express written authorization from Landlord prior to erecting any type of shed, awning, or other structure of any kind on individual campsites.
Trampolines are prohibited within the Resort.
Pools and hot tubs are prohibited within individual campsites.
Space heaters are prohibited within the Resort.
With the exception of swimsuits and towels, tenants, registered campers, and authorized occupants are otherwise prohibited from leaving or hanging clothing outside of their RVs to dry. Clothing lines are not permitted.
Tenants, registered campers, authorized occupants, and guests are required to comply with all building, zoning, health, and other regulations and laws applicable to the Resort individual campsites, and tenants and registered campers are responsible for ensuring that their guests are compliant with the same.
Disclaimers:
Resort shall not be held responsible nor liable for any accidents, incidents, injuries, property damage, or other losses suffered by any tenants, registered campers, authorized occupants, guests, or other individuals, that occur within the Resort (including, but not limited to the pool area), regardless of the cause (including, but not limited to fire, theft, wind, flood, negligence, and/or force majeure), unless such accidents, incidents, injuries, property damage, or losses is/are the direct and proximate result of Landlord’s negligence.
Landlord does not maintain insurance providing coverage for any tenants, registered campers, authorized occupants, or any guests, nor for any property belonging to any tenants, registered campers, authorized occupants, or any guests.
Tenants and registered campers shall be responsible and liable for the costs associated with any damage they cause to Resort property, structures located on Resort property, landscaping located on Resort property, sewer lines and/or components located on Resort property (including damage resulting from sewage back-ups), and components necessary to provide utilities on Resort property.
Resort Rules of Schroon River RV Resort, LLC.
By signing below, I hereby certify that I have completely read and received a copy of the Resort Rules and Regulations. I also agree to abide by these Rules and Regulations at all times:
- Your credit card will be charged Itinerary Total at time of bookig.
- All Daily and Weekly reservations for RV/TENT and Cabin Sites require a 2 week notice of cancellation. If cancellation occurs within the 2 week timeframe of check in a refund will not be issued. A credit for a future stay for the full amount will be issued for a future date based on availibilty. If cancelled before the 2 week check in period a full refund will be issued minus the $50.00 cancellation fee.
- All Seasonal deposits and payments are NON-REFUNDABLE
- Prices and site type are subject to availability.
- The rates displayed do not include any applicable service fees or charges for optional incidentals.
- By using a credit card for a deposit, guarantee or payment, you agree to the following: if I used a credit card for a deposit, guarantee or payment, I authorize MHC Property Management L.P. to charge any expenses incurred during my stay to that credit card or apply funds you have on deposit with MHC Property Management L.P. against what I owe.
